We are looking for an ambitious and commercially minded Sales & Marketing Officer to join Torus Developments, supporting the delivery of high-impact marketing campaigns that promote affordable home ownership across the North West. Working closely with the Sales Business Support Manager and Sales team, you will take ownership of tactical marketing activity across a range of new build developments. This is a varied and fast-paced role, combining digital marketing, campaign delivery, market insight, and stakeholder engagement to drive customer acquisition and increase sales performance. You will use both digital and traditional marketing channels, supported by data and market intelligence, to develop targeted campaigns that strengthen brand awareness and generate leads.

Working Pattern

This is a hybrid role based in Warrington, with a required office anchor day on Wednesdays at the Warrington office. The role also involves travel to development sites across the region as needed.

What You Will Be Doing

  • Designing and delivering sales and marketing action plans to promote home ownership opportunities
  • Managing multi-channel marketing campaigns across digital, print, social media, and direct mail
  • Overseeing day-to-day marketing activity for new build developments and sales schemes
  • Creating marketing briefs and working with internal design teams and external agencies
  • Managing website content and social media channels to support sales activity
  • Using market research and customer data to identify trends, demographics, and opportunities
  • Producing insights and reporting to improve campaign performance and sales outcomes
  • Supporting customer, partner, and stakeholder engagement activity
  • Coordinating marketing activity across multiple schemes and prioritising workloads effectively
  • Ensuring all marketing activity is aligned with sales strategy and business objectives
  • Attending internal scheme meetings and supporting delivery of agreed actions
  • Supporting open days, events, and occasional evening/weekend marketing activity
  • Ensuring all marketing plans are accurately maintained and compliant with processes

Qualifications & Experience

  • Experience in a commercially focused Sales & Marketing role (housing, retail or lifestyle sectors desirable)
  • Strong understanding of digital marketing tools, including Google Ads and Google Analytics
  • Experience managing paid digital campaigns and multi-channel marketing activity
  • Confident using Adobe Suite and Microsoft Office applications
  • Experience analysing data to inform marketing strategy and improve performance
  • Strong copywriting and communication skills across digital and offline channels
  • Ability to manage multiple campaigns and prioritise a varied workload
  • Collaborative approach with experience working across teams and stakeholders
  • Strong organisational skills with attention to detail and commercial awareness
  • Confident communicator with the ability to influence and engage a range of audiences
  • Understanding of value for money principles and performance-driven marketing
  • Comfortable working flexibly, including occasional evenings/weekends and travel between sites
