Role Overview
We are looking for a Maintenance Operative to assist in the day to day presentation and maintenance of our new, luxury development. You will provide first line response to all building support requests and work orders raised. As our go‑to person you will give technical advice, support and oversee and carry out fabric and minor repairs. This role is a permanent contract, working 5 out of 7 days on a rota basis between 8 am and 5 pm. Please note this role requires a DBS check.

What will you do
- Check the work order system daily for current reactive and future works.
- Carry out lighting checks, replacing light bulbs.
- Ensure works completed are to a high standard and completed within realistic time frame.
- Carry out decoration and repairs to homes within 5 days, ready for letting.
- Liaise with the Building Manager to prioritise workload, communicating effectively.
- Ensure continual compliance with Rent Smart Wales and the Letting Code of Conduct.
- Inform company of any additional works needed at location.
- Work well independently, yet be supportive of team members and goals.
- Ensure compliance with HSE and water bye‑laws.
- Respond effectively to emergency call outs / situations.
- Provide general maintenance assistance, including furniture building and storage, hanging pictures and items as requested, and assisting residents in familiarising with their new apartment and systems.
- Be flexible and adaptive to the needs of the site, supporting the team in additional ad hoc duties including manning the front reception desk, assisting with general enquiries and supporting the housekeeper when required.
What are we looking for
- Experience working in a customer facing role.
- Electrical Competency Certificate, or equivalent (within the last 3 years).
- IOSH Working Safely qualification, or equivalent.
- Knowledge of basic water system and L8.
- Previous use of CAFM systems (preferably web based).
- Already working within a maintenance role within residential properties or student accommodation.
- Have basic painting skills with an understanding of decorating and fabric repairs.
- Able to work alone or as part of a team.
- Strong understanding of COSHH.
- City and Guilds Multi Skills Certificate, or equivalent (desirable).
- Able to speak Welsh (desirable).
- Rent Smart Wales qualified – if you are not qualified we will support you through the qualification within your first 3 months.
