Based in the Wirral (Bromborough) covering St Helens with travel required across the region. Travel will also be required to Head Office in Stockport, 37.5 hours per week.
Main duties of the job
- To support the Technology and Estates department with preparing and setting up new properties, including following fire regulations and health & safety processes. This to be completed prior to young people moving in.
- To support the Technology and Estates department with dilapidation work of properties. This includes making good, repairing any damages, paintwork, removal of fire systems and reporting all maintenance issues to the department manager.
- To use Office Planner to plan daily, weekly, and longer term works within each of the homes, working in line with service KPIs and timeframes.
- To complete general repairs, maintenance and planned works within residential homes and hubs, in line with Maintenance Operative skills and qualifications, having a good attention to detail.
- Liaise where required with external contractors, to ensure accurate and relevant work is carried out.
- To inspect and report on repair jobs carried out by contractors to the department manager.

Job responsibilities
- To be competent in completing a varied range of tasks including:
- Painting and decorating
- Plumbing
- Tiling
- Plastering
- Ability to work on ladders, heights.
- Repair leaks, replacing bathroom, kitchen taps, mixer showers.
- Renewing waste pipes, baths, sinks, basins, bath panels, pumps.
- Grounds maintenance i.e. clearance of moss and application of grit.
- Repair work when damage to property has been caused.
- Maintenance and repair work of security and fire systems.
- Fire door installation and ongoing maintenance.
- Utility repairs.
- To have an awareness of manual handling, ladder safety, working at height, health and safety.
- To be responsible for allocated maintenance tasks from start to completion including scoping the task, pricing and ordering materials, liaising with the residential home, undertaking the work.
- Maintain records of activities undertaken/update Asset Tiger and Planner.

Person Specification
Qualifications
- A good standard of general education.
Experience
- Relevant experience such as making minor repairs, putting up shelves or blinds, decorating, simple mortaring jobs and basic gardening jobs.
- Understanding of health and safety.
- Ability to liaise with other repair and maintenance staff and contractors.
- An understanding of the issues surrounding vulnerable young people and adults.
Skills
- Basic IT skills including use of email, calendar and the internet.
- Good planning and organisation skills.
- Ability to team and lone work.
- Willingness to travel within the Yorkshire, Lancashire/Cheshire & Wirral areas (company vehicle provided).
- Full UK manual licence, not automatic.

- Good interpersonal skills.
