Location: Home Based with National Travel (overnight stays as required)
Reports to: Group Estates Manager
Contract: Full Time - 37.5 hours per week
Salary: £50,000 per annum + £400 per month car allowance

Care Concern Group is delighted to be recruiting an experienced Estates Manager to support the continued growth and development of our care home portfolio across Glasgow, Scotand.

Following significant acquisitions and new commissioning projects, this role will provide professional estates support across a portfolio of specialist care services, ensuring our buildings remain safe, compliant, well maintained and fit for the future.

Working closely with operational teams, suppliers and internal stakeholders, the Estates Manager will be responsible for delivering effective estates management, compliance oversight, planned maintenance programmes and capital improvement projects.

This is an excellent opportunity for an experienced estates professional who understands the demands of operating within a regulated care environment and can balance operational delivery with long-term asset management.

Key Responsibilities

Estate Management & Operational Support Manage an allocated portfolio of care homes, providing estates guidance and support to Home Managers and operational teams.
Act as the estates lead for property maintenance, compliance and building-related risks.
Provide professional advice on building condition, maintenance requirements and improve-ment opportunities.
Support the mobilisation of newly acquired homes, ensuring estates information, compliance records and maintenance requirements are understood.
Compliance & Risk Management Monitor and support statutory compliance across the estate, including:
Fire Safety
Water Hygiene and Legionella Management
Asbestos Management
Electrical Safety
Gas Safety
Lifting Equipment requirements
Health & Safety compliance Review compliance reports, identify risks and ensure actions are appropriately prioritised and completed.
Support regulatory readiness, including CI inspections and internal assurance reviews.
Ensure compliance documentation is accurately maintained within the CAFM system.
Maintenance & Asset Management Manage planned preventative maintenance (PPM) programmes across the portfolio.
Monitor reactive maintenance performance, ensuring defects are managed effectively and within agreed timescales.
Review asset performance and identify lifecycle replacement requirements.
Support the development of five-year planned maintenance and lifecycle investment plans.
Use CAFM systems to monitor performance, compliance and maintenance trends.
Contractor & Supply Chain Management Manage relationships with approved contractors and specialist service providers.
Ensure suppliers deliver services safely, compliantly and in line with agreed standards.
Review contractor performance, quality, costs and service delivery.
Support procurement activity including specifications, tender reviews and contract mobilisa-tion.
Capital Projects & Refurbishments Lead refurbishment and improvement projects up to £2m.
Develop project scopes, specifications and employer requirements.
Manage consultants, contractors and project stakeholders.
Support contract administration, valuations, payments and project close-out.
Ensure projects are delivered safely, on time and within budget.
Property Surveys & Estate Planning Undertake pre-acquisition surveys and due diligence inspections.
Complete annual condition surveys across the existing estate.
Identify building risks, investment requirements and opportunities for improvement.
Support strategic estate planning and future development.
Experience & Qualifications
The successful candidate will have: Proven experience managing estates, facilities or property services across a multi-site en-vironment.
Experience working within care, healthcare, education, housing or another regulated envi-ronment.
Strong understanding of building maintenance, compliance and asset management.
Experience managing contractors and service providers.
Knowledge of CAFM systems including PPM management, compliance monitoring and re-porting.
Understanding of Mechanical & Electrical building services.
Experience delivering refurbishment or capital projects.
Knowledge of JCT contracts and contract administration is desirable.
Building surveying experience or professional qualification (MRICS, MCIOB, IWFM or equivalent) desirable.
Full UK driving licence.
