Role Overview: To inspect, diagnose, and report on damp, mould, and condensation issues across social housing stock, ensuring properties meet health, safety, and housing standards. The role supports the delivery of safe, healthy homes and compliance with regulatory requirements, including the Housing Health and Safety Rating System (HHSRS) and Awaab’s Law.

Responsibilities:

  • Carry out site inspections of occupied and void properties to identify damp, mould, condensation, and related defects.
  • Diagnose root causes (e.g. structural defects, ventilation issues, heating, lifestyle factors).
  • Use appropriate diagnostic tools such as moisture meters, hygrometers, and thermal imaging (where applicable).
  • Assess risk to occupants, particularly vulnerable residents.
  • Produce clear, accurate inspection reports with photographic evidence.
  • Recommend remedial works, timescales, and priorities.
  • Raise repair orders and specifications for contractors.
  • Provide technical advice to housing officers, repairs teams, and residents.
  • Communicate findings clearly and sensitively to residents.
  • Provide advice on ventilation, heating, and moisture control where appropriate.
  • Work collaboratively with tenancy, safeguarding, and support teams.
  • Liaise with contractors to ensure remedial works are completed to specification.
  • Carry out post-inspection and sign-off of completed works.
  • Identify recurring issues and contribute to stock condition data.

You Will Need:

  • Experience inspecting or surveying residential properties.
  • Full UK driving licence.
  • Sound knowledge of damp, mould, condensation, and building defects.
  • Understanding of social housing legislation and tenant health & safety.
  • Ability to write clear, concise technical reports.
  • Strong communication and customer-focused skills.
