We are looking for a qualified Carpenter to join the Direct Labour Organisation (DLO) in the Estates department. Working in a fast-paced environment where no two days are the same, you will be helping to deliver an excellent maintenance service direct to our customers.

This is a fullātime, openāended position of 35 hours per week. Hours of work normally will be 8am to 4pm, with one hour for lunch.
Starting Salary: £33,348.52 per annum rising to £34,290.40 on 1st August after 1 year full service.
The salary above includes an allowance of £3,389.52 per annum, paid in equal monthly instalments, to cover the following:
- You will be required to work 1 week in every 5 on the onācall rota:
- This will require you to work an additional hour each day between 4pm and 5pm, Monday to Friday.
- Stand by and call out weekends 8am Saturday to 8am Monday. Any additional work carried out during your call out will also attract an overtime payment in line with the Universityās Grade 1ā4 Enhanced Payment Policy.

Job Purpose
Carpenters play an essential role within an enthusiastic and innovative Direct Labour Organisation (DLO), delivering reactive maintenance activities, planned preventative maintenance, fault finding, and outāofāhours support for all buildings & civils operations and systems across the Estate.
Duties and Responsibilities
Main duties
- Undertake reactive, planned, and preventative maintenance for all building fabric, structural and civils components and equipment (Internal & external) installed throughout the Universityās estate in compliance with current regulations.
- Carry out multiāskilled tasks where relevant training/experience can be demonstrated such as (but not limited to) electrical and mechanical fault finding, multiātrade fabric repairs and redecoration linked to reactive and planned maintenance work.
- You will be part of a mandatory out of hours 1 week in 5 \āonācall\ā rota.
- To undertake firstāresponse fault finding and provide clear updates on remedial works for installations including but not limited to:
General Duties
- Building equipment repairs, ironmongery renewals, lock repairs and keys, automatic doors (Mechanical parts), security locking maintenance, door repairs and installation, fire doors & all associated components, installation of fixed storage, repairs to fixed furniture in student accommodation, kitchen units, doors, drawer fronts and worktop replacements.
- Work generally unsupervised to undertake most tasks, using your own judgement to affect the installation, adaption and repair work.
- Comply with all relevant health and safety legislation, policies and procedures. Undertaking task specific (dynamic) risk assessments and method statements, before carrying out maintenance and adaptation work, reporting any potentially unsafe working conditions.
- Ensure all necessary paperwork required both manually or electronically is completed accurately and in a timely manner in line with set timescales (Service Level Agreements).
- To attend, as identified and by agreement, development, and training courses to keep abreast of new industry best practice and statutory regulations.
- On behalf of the University to act as a competent person for all works defined in and associated with Safe Systems of Work, including but not withstanding building fabric, structural and civils.
- Establish working relationships with key customers to help improve service levels, developing appropriate communication links with the Universityās Schools/Departments and outside bodies as required.
- Assist with managing critical and essential material stock levels. Maintaining tools, equipment, and vehicles, taking responsibility for the safe keeping of these.
- Ensure that an understanding of the importance of confidentiality is applied when undertaking all duties.
- Abide by University policies on Health and Safety and Equality and Diversity.
- To carry out such duties multi-disciplinary duties as are required and are commensurate with the level of this post.
Person Specification
Essential Criteria
- Hold a recognised apprenticeship in Carpentry and Joinery, NVQ Level 3, City & Guilds or equivalent qualification.
- Demonstrate experience of working within a reactive maintenance environment with substantial, relevant postāapprentice experience.
- Demonstrate the safe operation of Woodworking machinery in a workshop environment.
- Good understanding of job specific General Health and Safety in the workplace including risk assessments, method statements and COSSH.
- Ability to work well as part of a team and independently to achieve overall team goals and the ability to prioritise tasks.
