This is an opportunity for a Construction Manager to take full delivery responsibility for a £15m package within a super-prime residential redevelopment in Mayfair, Central London.
The project is the transformation of a historic site into an exclusive collection of ultra-luxury apartments and penthouses, with a strong emphasis on bespoke interiors and exceptional craftsmanship.
Key Responsibilities
Project & Site Management
- Lead day-to-day site activities on a complex, high-end residential scheme.
- Prepare and manage detailed construction programmes and site logistics.
- Oversee site setup including welfare, hoardings, access, and temporary works.
- Chair progress meetings and provide updates to the client and senior leadership.
- Ensure compliance with licences, neighbour agreements, and planning conditions.
Construction Management Delivery
- Break down the project into trade packages, managing tendering and appointments.
- Supervise and coordinate multiple direct trade contractors with no contractual ties to the CM.
- Monitor programme, manage interface risks, and ensure efficient sequencing.
- Coordinate statutory bodies, inspections, approvals, and testing.
- Act as Principal Contractor under CDM Regulations where required.
Subcontractor Oversight
- Review RAMS and method statements, ensuring on-site H&S compliance.

Financial & Commercial Input
- Support procurement alongside the in-house QS team.
- Monitor valuations, variations, and change control across all packages.
- Identify value engineering opportunities while protecting design integrity.
Technical Coordination
- Liaise with design teams, consultants, and client representatives.
- Review technical submissions and shop drawings, leading quality sign-offs.
- Manage snagging and handover phases, ensuring a seamless client experience.
