Job Title: Freelance Building Surveyor (Client-Side)
Location: London
Contract Length: 6 Months (possibility of extension)
Daily Rate: Β£550 per day (outside IR35)

The Role
The business is seeking an Experienced Building Surveyor to take a central role in delivering technical and project management support across a diverse property portfolio. You will be responsible for the scoping, oversight, and delivery of renewal, re-letting, and smaller-scale capital works projects. This client-side position demands a proactive, detail-oriented professional who can coordinate multiple stakeholders and ensure the successful execution of refurbishment and maintenance works.
Key Responsibilities
- Project Scoping & Planning: Identify and define the scope of works for property renewals and re-lettings to ensure assets are tenant-ready.
- Project Management: Oversee the full lifecycle of capital works, coordinating external consultants and cost managers, and managing budgets, timelines, and compliance.
- Site Supervision: Lead procurement processes and supervise on-site activities through to project completion and handover.
- Stakeholder Collaboration: Work cross-functionally with internal Asset, Lettings, Facilities, and Property teams to ensure alignment on technical requirements and operational goals.
- Technical Advisory: Provide expert input on compliance issues, asset failures, tenant alterations, and building regulations.
- Condition Assessment: Conduct regular site visits and produce reports outlining building condition and improvement strategies.
- Reporting: Maintain accurate project records and communicate progress to senior leadership.
Requirements
- Demonstrable experience delivering and managing building maintenance, refurbishment, or upgrade projects.
- A degree in Building Surveying, Construction Management, or a related discipline.
- Strong working knowledge of UK building regulations, CDM requirements, planning permissions, and statutory consents.
- Excellent interpersonal and communication skills for dealing with internal teams, consultants, and tenants.
- Proficiency in Microsoft Office (Word, Excel) and project management tools (e.g. MS Project).
- Full UK driving licence β travel to sites is required.
Desirable Experience
- Chartered status with RICS or CIOB (or working towards).
- Previous client-side experience in a similar role.
- Familiarity with commercial lettings and landlord responsibilities.
- Experience managing consultant frameworks and external professional teams.
- Knowledge of heritage or listed buildings.
- Understanding of railway safety procedures or infrastructure constraints.
