This is an exciting opportunity for an experienced Development Manager to join a privately-owned commercial developer and investor operating across the South of England. The business develops and transforms industrial & logistics, office and urban mixed-use schemes and the team works with like-minded partners to create outstanding schemes with a focus on responsibility, sustainability and community. The business has a strong balance sheet enabling it to secure sites with its own capital.

You will play a key role in the delivery of the existing development pipeline, along with appraisals of investment opportunities and supporting the investment strategy for the company's growing portfolio of development and investment projects. You will report to the Development Director and work closely with the asset management, investment and finance teams, as well as external stakeholders to help deliver the company's ambitious development goals.

About you

  • Experienced Development Manager with strong market profile and a track record in leading a multi-site development program.
  • Detailed understanding of the key commercial dynamics of the UK property market; proven business acumen to support, develop, review and implement strategy, maximise value and utilise the company’s portfolio to its full potential.
  • Full-cycle development skills; track record of delivering commercially successful developments from design, through planning to construction, handover and assistance in post-handover matters (including snagging, defects, end of defects reports etc.)
  • Entrepreneurial mindset; demonstrates vision, with one eye always on ‘the bigger picture’; supporting development of the business and ultimate strategy as well as substantial individual projects.
  • Proven ability to enhance value through planning, design and construction and to oversee multiple projects simultaneously.
  • Hands-on approach to project delivery and management style that leads from the front; able to provide clear project and commercial leadership, motivate, manage and mentor primarily external (multi-function) teams.
  • Driven, energetic, enthusiastic and hardworking with the ability to build and sustain relationships and able to make a substantial contribution to the long-term development of the business.
  • Autonomous and confident with energy and drive – an excellent team player.

About the role

  • Support the Investment team to appraise and derisk new development opportunities.
  • Lead on all aspects of the development and planning due diligence prior to completion of new acquisitions.
  • Produce and maintain development appraisals and detailed cash flow analyses to derive maximum cost efficiency, cash flow and best returns.
  • Manage the planning process for proposed developments and strategic land opportunities, leading and delivering the planning strategy with the support of the external consultant team.
  • Appoint, lead and inspire the external design, professional and construction team to deliver high quality, market leading and commercially successful projects on programme and to budget.
  • Contract negotiation and ownership: lead on the contractor procurement and contract process (with assistance from the Employers Agent / PM).
  • Responsible for maintaining agreed budgets through the lifecycle of each development project.
  • Co-ordinate with the Asset Management team throughout the project lifecycle to ensure that changing occupier requirements are regularly tested against the emerging project.
  • Support the Development Director in preparing strategy papers when required and updates of company policies.
  • Support and lead (as required) in the preparation and presentation of papers to the Board.
