A leading UK property and development organisation is seeking a Commercial Manager to join its Construction and Projects team. Reporting into the Head of Commercial, this role will provide commercial input into projects delivered by both the Development and Capital Projects teams, including new build schemes and asset management initiatives. The position will involve managing all financial aspects of projects from inception through to practical completion, ensuring commercial performance, cost control, and risk management are maintained throughout the project lifecycle.
This is a broad client-side role suited to an experienced Senior Quantity Surveyor or Commercial Manager looking to step into a position with greater ownership and responsibility across multiple projects.
The Role
- You will be responsible for providing commercial leadership across development and capital projects, supporting the successful delivery of schemes through robust cost management, procurement, and contract administration.
- The role will require close collaboration with internal stakeholders, project teams, and external supply chain partners.
Key Responsibilities
- Provide initial cost advice to support the assessment of potential development opportunities
- Prepare detailed cost plans to establish project budgets
- Manage project cost plans from inception through contract award to practical completion
- Ensure project risks are identified, managed, and accurately reflected in cost forecasts
- Maintain commercial responsibility for on-site schemes, including cost reporting, value engineering, and cash flow management
- Oversee the production of tender documentation and manage contractor and supply chain relationships
- Negotiate construction contracts, retentions, bonds, warranties, and related contractual documentation
- Agree final accounts in line with approved governance requirements
- Support benchmarking and commercial performance analysis across projects
- Assist in resolving legacy issues, defects, and claims where required
Minimum Qualifications
- Proven track record of delivering large and complex construction projects
- Strong knowledge of commercial management processes and contract administration
- Experience managing project costs from feasibility through completion
- Strong stakeholder engagement and communication skills
- Ability to manage multiple priorities and operate at pace
Desirable Experience
- Consultancy experience preferred
- Experience delivering residential or large-scale development projects
- Knowledge of sustainability or net-zero delivery practices
- Professional accreditation (RICS / CIOB) or working towards
