This role is responsible for making sure all planned and reactive maintenance jobs are completed properly, safely, and in line with technical requirements. You will oversee work from start to finish, making sure tasks stay on schedule, meet quality standards, and follow agreed processes. When smaller projects or urgent repairs arise, you'll step in to organise and manage those too, ensuring everything is delivered smoothly and with minimal disruption.
Key Responsibilities
- Looking after on-site stores, plant rooms and workshops so they are tidy, stocked and safe.
- Responding to call-outs and carrying out ad-hoc repairs across the building.
- Following all Health & Safety rules and completing risk assessments.
- Speaking with tenants and clients to keep them informed and manage expectations throughout the work.
- Filling out job reports on time, with photos and clear notes.
- Keeping logbooks, records, and compliance paperwork up to date on site.
- Planning your maintenance jobs so you have enough time and resources to complete them.
- Flagging additional repair work when you spot something that needs fixing.
- Making sure you have the tools, equipment, and materials you need, working with the purchasing and contracts team.
Key Technical Knowledge Required
- HIUs (Heat Interface Units): service, diagnose faults, and carry out repairs. No previous experience is necessary, but strong mechanical diagnosis skills are needed.
- UFH (Underfloor heating) manifolds: ability to diagnose faults and carry out repairs.
- FCUs: strong understanding of investigating faults with FCUs, chilled water circuits, and related controls.
- Controls: BMS systems, actuators, local controllers, etc.
- Mechanical plant: pumps, boilers, LTHW systems, chillers, pressurisation units, etc.
