Property Manager - Darlington, Hartlepool and Teesside
24 hours per week, Monday, Tuesday and Friday. £14 to £15 per hour PAYE plus bonuses. Permanent, part-time, growing to full time as the portfolio grows. Capital One Property Management Ltd is looking for a hands-on Property Manager to take ownership of the day-to-day running of our growing residential portfolio across Darlington, Hartlepool and Teesside. This is not a narrow admin role. You will be the person keeping properties let, tenants supported, maintenance moving, compliance on track and issues followed through to completion. The role is built around ownership, autonomy and progression. You will work directly with the directors, take responsibility for a manageable portfolio and have established systems, contractors and processes behind you. As the portfolio grows and you perform, hours, earnings and responsibility increase, with the aim of a full time role and, longer term, helping us build and manage the wider property management team.
What you will be responsible for
- Tenants: day-to-day tenant and applicant communication, access, rent queries, house rules, first-stage complaints and move-in and move-out communication.
- Re-lets: listings, enquiries, applicant pre-screening, viewings, documentation and move-ins, keeping voids as short as possible.
- Maintenance: triage repairs, coordinate approved contractors, arrange access, attend trade meetings, check completed work and keep tenants updated until jobs are closed.
- Rent and arrears: monitor missed payments, contact tenants promptly, manage agreed payment plans within policy and escal...
- Compliance: own the compliance calendar and keep certificates, licences, inspections and scheduled actions up to date.
- Inspections: quarterly inspections with written reports, photographs and follow-up actions.
- Serviced accommodation: coordinate changeovers, quality checks and room preparation.
- Records and systems: keep COHO and supporting systems accurate, including Inventory Base, SignWell, property portals and Xero where required.
- Landlord support: assist with property updates and operational matters as responsibility increases.
Cleaning is not part of the role.
Once an issue reaches you, you either resolve it fully or escal… We do not want someone who forwards problems back to the directors.
Who we are looking for
You will ideally already be working in residential property management, lettings or a closely related role and be ready for more ownership. Experience in residential lettings or property management. A strong practical understanding of tenants, maintenance, re-lets and compliance. Excellent organisation and follow-through. Confidence prioritising urgent and routine work without constant direction. Clear written and verbal communication, calm in difficult conversations. Confidence working independently across multiple properties. A full UK driving licence, your own vehicle and business-use motor insurance. HMO management experience is highly desirable but not essential. Proven HMO experience qualifies for the upper end of the pay range. Experience with property management software is useful, but not our exact systems.
How the role works
Field-based across Darlington, Hartlepool and Teesside, with admin done from home where appropriate. Monday, Tuesday and Friday, 8 hours per day, with reasonable flexibility by agreement around viewings, move-ins and contractor appointments. You will work directly with both directors and receive structured onboarding and clear operating procedures. During probation the directors keep closer oversight of repairs and key decisions. As you complete probation and competence sign-off, more day-to-day authority transfers to you.
What we offer
- £14 to £15 per hour PAYE, depending on experience, 24 contracted hours per week.
- £50 bonus for each completed re-let.
- £500 compliance bonus, subject to the defined criteria and pro rata arrangements.
- £30 per qualifying...
Directors focus on acquisitions and growing the management business. Join while the portfolio is still manageable, make the role your own and grow with the company, rather than joining a branch managing hundreds of properties with little influence.
