About the Job:
This is a fast-paced and challenging role. You will need to work efficiently and flexibly. We are seeking a commercially driven and technically credible Technical Business Development Manager to drive growth within our Hard Facilities Management services across London. This role is focused on securing new business opportunities, developing strategic client relationships, and positioning our organisation as a trusted partner for the delivery of critical building services (Fabric Maintenance, M&E, HVAC, Passive Fire and compliance-led maintenance). You will combine technical expertise with consultative selling, engaging clients early in the procurement cycle and leading opportunities through to contract award.
Duties will include but not limited to:
- Business Development & Sales
- Identify, target, and secure new Hard FM contracts across commercial, industrial, residential, and public sector clients
- Develop and manage a robust pipeline of opportunities (typically £100k–£5m+ contract value)
- Engage prospects pre-tender, influencing specifications and positioning the business as a preferred partner
- Lead client meetings, presentations, and site visits
- Technical & Consultative Selling
- Conduct site surveys and asset reviews to identify risks, inefficiencies, and opportunities
- Develop tailored maintenance strategies and value propositions (e.g. lifecycle optimisation, compliance assurance, cost reduction)
- Work closely with operations and engineering teams to shape credible, deliverable solutions
- Provide technical input into proposals, pricing, and mobilisation strategies
- Bid & Tender Management
- Lead and contribute to PQQs, ITTs, and framework submissions
- Collaborate with Bid Managers to produce high-quality, tailored submissions
- Ensure all proposals clearly articulate technical solutions, service delivery models, risk mitigation and commercial value
- Relationship & Stakeholder Management
- Build strong relationships with Facilities Managers, Estates Directors and Procurement teams
- Develop long-term partnerships to support repeat business and contract extensions
- Represent the company at industry events and networking forums
- Market Intelligence & Strategy
- Monitor market trends, competitor activity, and upcoming opportunities
- Identify target accounts and develop strategic account plans
- Provide feedback to leadership on market positioning and pricing strategies

Required qualifications and experience:
- Proven track record in business development within Hard FM / Building Services / M&E, Fabric Maintenance
- Experience securing contracts from £100k to multi-million
- Strong understanding of FM contracts, SLAs, and KPIs
- Understanding of Fabric Maintenance, HVAC, M&E systems, Passive Fire (ideal)
- Knowledge of planned & reactive maintenance models and compliance requirements
- Ability to engage in technical discussions confidently
- Consultative selling and negotiation skills
- Stakeholder management and commercial awareness skills
- Strong communication and presentation skills
- Engineering or Building Services degree or equivalent (desirable)
- IOSH / NEBOSH or equivalent (desirable)
- Membership of CIBSE / IWFM (desirable)
