As the FM Asset Manager your role will be to centrally manage and support project managers in delivering replacement assets to mitigate operational risks and asset failures while complying with the contractual obligations of five contracts covering police and fire stations throughout the UK (17 sites). This is a home-based role with some travel throughout the UK.
What you’ll be doing:
- Strategy Leadership: Lead the asset management strategy, develop a cost-effective system, and aim for ISO 55001 accreditation by Q3 2025.
- Monthly Reporting: Provide monthly updates to senior management on asset lifecycle plans, schedules, financial goals, and risks.
- Weekly Meetings: Hold weekly progress meetings with contract managers and tech leads, and report status to MD & Head of PFI, ensuring projects are completed properly.
- Annual Plan Oversight: Maintain the annual lifecycle plan alongside maintenance activities and surveys, ensuring plans meet contractual timing requirements and get necessary approvals.
- Project Identification: Identify projects needing JCT contracts each year and manage stakeholder agreements before starting work.
- Annual Planning: Plan annual lifecycle work to minimize disruption, deliver value for money, ensure asset resilience, and consider future-proofing.
What we’re looking for:
- Knowledge and understanding of Building, Electrical & Mechanical Regulations
- Health and Safety trained with a working knowledge of Method Statements, Risk Assessments & Safe Systems of Work
- Previous experience of managing large projects
- Working / Operational knowledge trained of Contractor management and CDM Regs
- Financial planning and Procurement experience
- Any experience of RICS and or REBA would be highly desirable
- Membership of IWFM/RICS/CIBSE/MCIOB or similar
- FPI Hand back Transition planning
- Good IT experience (MS Office including strong Excel)
- Ability to travel throughout the UK (infrequently)
