Senior/Associate Project Manager (Construction)
Location: Birmingham
Hours: 35 per week
The role and responsibilities:
The Senior Employer’s Agent will provide a professional service to clients, as an Employer’s Agent (EA) under JCT Design and Build Contracts as well as Bespoke Development Agreements. The projects are sited throughout the West and East Midlands and surrounding counties. The role would suit an existing Employer’s Agent, or a Built Environment professional from a QS / PM / BS background looking to move into the role of EA.
What you’ll be doing:
- Acting as Employer’s Agent, Client Representative or Contract Administrator for the delivery of the projects.
- Independent management of projects from initial brief to completion whilst maintaining high standards for quality and accuracy. This might include projects of a more complex nature.
- Procuring necessary consultancy services to develop a project to planning submission/tender.
- Preparation of robust and accurate tender and contract packages, tender reviews/comparisons and tender report production and value for money statements.
- Assess the value of works undertaken on site at each valuation interval and review against the project cash flow forecast, including production of final account documents/reports.
- The ability to review Contractor/Developer and designer proposals and ensure that the employer’s requirements are fulfilled.
- Carrying out regular site inspections, including undertaking snagging inspections, end of defects period inspections and handovers.
- Preparation of employers requirements, client specifications and contract documents. Assist senior colleagues with complex projects.
- Preparing risk registers, dashboard reports and monthly financial reports.
- Chairing meetings, taking minutes and following up action plans.
- Undertaking all day to day administrative duties on the delivery of developments under the terms of JCT D&B (or similar) Contracts or bespoke Development Agreements.
- Understand, identify and manage risk, both project related as part of our service and own risks as a consultant and seek guidance from senior colleagues.
- Complete design checks, prepare and update tracker documents to record progress in relation to various contractual matters such as section agreements, planning, pre-handover information etc.
What you’ll need:
Qualifications
- Full UK Drivers Licence
- University degree in either Quantity Surveying or a similar construction related subject.
- MRICS, or close to sitting final assessment.
Knowledge
- Building construction

- Experience in residential development.

- Pre-contract matters and how to take projects through its life cycle
- A comprehensive knowledge of the JCT D&B 2016 and 2024 contract
- Working knowledge of the most widely used forms of building contracts.

- Good interpersonal skills, able to interact with colleagues, clients and wider team in a professional manner and develop new business opportunities.
