CALA (South Home Counties) Ltd are looking to recruit a Marketing Manager for a fixed‑term maternity cover.

Reporting to the Sales & Marketing Director, the Marketing Manager is responsible for planning and executing marketing strategies and leading the regional Marketing Team to generate the volume and quality of leads needed to deliver sales and brand awareness in an often challenging and dynamic market.

You will use data to generate interest in live and coming soon sites, manage your budget, and plan development launch activities.

You will also plan and execute an annual brand awareness strategy that meets the business needs of your region.

You will ensure consistency and compliance with relevant legislation, professional standards, and Cala policies within your region.

Key Responsibilities & Duties

  • Development Marketing
  • Supporting sales rate by planning and executing effective development marketing plans that are reflective of the required standards for brand consistency nationally.

You will achieve this with support from Cala’s chosen media, marketing, signage, and marketing suite agencies.

  • Monitoring data including targeted and achieved sales rates, web traffic, and enquiry levels and database marketing effectiveness reporting to review/adjust marketing messaging and media spend proactively.
  • Collaborating with the Sales & Marketing Director, Sales Managers, and on-site Sales Team to adjust messaging at development and plot level.
  • Reviewing and interpreting appropriate research, competitor information, and market intelligence to ensure understanding of markets of operation.
  • Monitoring and adjusting development marketing spend on a regular basis to ensure it does not exceed the budget for that site.
  • Briefing and arranging approval of Computer-Generated Images of your developments, including site plans, street scenes, internal or external flythroughs, aerial views, and housetype images.
  • Briefing and arranging photography of your developments. Working with the commercial team to produce customer-facing specifications to communicate the features of our homes.
  • Briefing and proofreading digital development brochures to set templates.

This will involve liaising with technical, land, construction, commercial, and sales teams to ensure accuracy of all elements.

  • Overseeing the planning, creation, and deployment of database marketing (email and SMS).

Planning, creating, and deploying simple videos and advertisements using established templates on the Cala brand hub and templates provided by our media agency.

  • Complying with the Consumer Protection Act and National Trading Standards Estate and Letting Agency and Cala guidelines to promote our homes and services in a transparent and fair manner.
  • Overseeing your developments’ online listings including the Cala website, property portals, and estate agent websites to showcase our product’s USPs against all competition in the area, including resale homes.
  • Ensuring that SEO best practice is applied to all development pages, using the appointed SEO platform.
  • Ensuring prompt cancellation of all media activity at the end of the site sales period.
  • Performing the above duties within Cala KPIs around cost per lead and cost per reservation.
  • Monitoring marketing KPIs (including cost effectiveness) using established dashboards and reports and in collaboration with your Sales Team.
  • Working with the PR agency and Social Media team to maximise the online communications opportunities (including organic social media, blogs, and press releases) throughout a development lifecycle (e. g., launches, key events, delivery of planning obligations, and Community Pledge activities).
  • Point of Sale Set-Up and Maintenance
  • Using the standard designs, specifying sales areas with the technical and commercial team and ensuring delivery by agreed signage and marketing suite subcontractors.
  • Briefing landscapers to create gardens for sales areas and show homes which reflect the target audience and reinforce the Cala brand.
  • Creating detailed briefings for interior designers to produce show homes which reflect the target audience and reinforce the Cala brand.
  • Working with tiling and kitchen manufacturers to select options for show homes and customer options/upgrades.
  • Arranging for presentation materials showing customer options/upgrades within the sales suite.
  • Working with construction, sales, commercial teams, signage and marketing suite subcontractors, landscapers, interior designers, and marketing agency to ensure timely installation of sales areas, show homes, landscaping, and signage.
  • Regularly visiting sites within your region to review the presentation of all aspects of the sales environment, ensuring signage remains up to date and relevant, and communicating marketing plans with the site sales team.
  • Brand Awareness and Reputation Management
  • Collaborating annually with your Sales & Marketing Director, Managing Director, and Land Director to plan, present, and execute a brand awareness strategy that meets the business needs of your region.
  • Communicating your regional Community Pledge activities to home buyers, land vendors, and community stakeholders.
  • Supporting the Corporate Communications team with crisis communications concerning your region.
  • Collaborating on Cala-wide Marcomms projects and asset creation to continually improve the available toolkits and systems.
  • Pitching at least one annual Cala-wide Marcomm improvement project to the Group Marcomm team and leading the delivery of this project to the wider marketing team.

This could include an improvement to automated customer journeys, data visualisation, messaging toolkit or other Marcomm project that will benefit the Group performance.

  • Working with the PR agency and Social Media team to maximise the online communications opportunities (including organic social media, blogs, and press releases) that will enhance Cala’s employer brand.
  • Acting as a brand ambassador within your region, ensuring consistent use of the Cala internal and external brands.
  • Leadership
  • Leading Quarterly Marketing Planning meetings to ensure media and marketing agencies are aware of the key messaging and campaign planning for your developments.
  • Inspiring and leading Marketing Executive(s) through regular performance and development reviews.

Taking an active approach to coaching and developing your team’s skills, knowledge, and influence.

About You

Knowledge & Experience

  • Experience in a B2C marketing role is essential.
  • Experience in the new homes industry in a marketing role is desirable.
  • Educated to degree level in Marketing or another relevant business studies field.
  • Data literate and commercially focussed.
  • Experience in the briefing of sales signage and sales suites, including technical processes and health and safety considerations is desirable.
  • Advanced knowledge and competency with of Microsoft Office products including Word, Teams, Outlook, Power Point and Excel.
  • Knowledge of a CMS system such as Umbraco will be beneficial but not mandatory.
  • Experience working with Salesforce is advantageous, although not essential.
  • Experience working with an email marketing platform is advantageous, although not essential.
  • Experience working with an SEO platform such as Bright Edge is desirable.
  • Excellent written, verbal and listening skills
  • Able to draft professional communications.
  • Supervisory experience is desirable
  • Driving licence
