Building Services Manager

We are seeking an experienced Building Services Manager or Senior MEP Project Manager to oversee the design, installation, and maintenance of mechanical and electrical systems across a diverse portfolio of projects.

What You’ll Do

As Building Services Manager, you will ensure the efficient, safe, and cost-effective delivery of all M&E services including:

• Hot & cold-water systems
• Lighting (internal and external)
• Electrical distribution (LV)
• Heating, Ventilation and Air-conditioning (HVAC)
• Telecommunications
• Security systems (building and CCTV)
• Fire Systems
• Lifts
• Liquid Nitrogen
• Compressed Air
• Sprinkler and Fire Suppression Systems
• Local Extract Ventilation (LEV)
• Building and Energy Management System (BEMS)

Reporting to the Head of MEP, you will manage the full lifecycle from pre-construction planning through to on-site delivery and commissioning, working closely with internal teams, consultants, and subcontractors.

Key Responsibilities

• Lead the M&E design and coordination process during preconstruction
• Oversee procurement, installation, and commissioning of building services
• Ensure compliance with building regulations, health & safety, and sustainability standards
• Manage subcontractors and resolve technical queries and design issues
• Maintain M&E programmes, RFIs, drawing registers, and project documentation
• Produce project reports and contribute to progress and client meetings
• Deliver value engineering solutions while maintaining quality and functionality
• Maintain strong working relationships with sub-contractors and clients

Required Experience & Qualifications

• Experience managing complex M&E packages on large-scale construction projects
• Proven expertise in a variety of sectors across both construction and pre-construction
• Degree or HNC/HND in Building Services Engineering or related field
• CSCS or ECS Card – Trade or manager
• SMSTS or SSSTS qualification
• Strong communication, leadership, and commercial skills
• Delivery experience desired over pre-construction experience
