Senior Facilities Management Consultant to lead, develop & grow our FM Consultancy division.
This is more than a project delivery role.

The Role
Working closely with BWA’s Directors & wider team, you will take responsibility for leading the FM Consultancy division.
You will oversee the successful delivery of existing commissions while developing new opportunities , expanding our service offering & building a strong pipeline of FM consultancy work.
You will be expected to provide informed, independent advice rather than simply applying standard solutions.
You will understand each client’s business objectives, operating environment, risk profile & estate requirements before developing practical & proportionate recommendations.
You will be highly IT literate, able to use AI, manipulate mega-data sets, etc.
- Key Accountabilities
- Lead & Develop the FM Consultancy Division
- Develop & implement a clear growth strategy for BWA’s FM Consultancy service.
- Identify emerging client requirements, market opportunities & potential new service areas.
- Strengthen BWA’s profile as a provider of independent, strategic FM consultancy.
- Build & develop the FM consultancy team as the division grows.
- Mentor colleagues & support the professional development of less experienced team members.
- Work collaboratively with BWA’s cost consultancy, QS & PM teams
- Deliver High-quality Consultancy Assignments
- Act as project director or lead consultant on complex FM commissions.
- Develop FM strategies, policies, governance arrangements & target operating models.
- Prepare business cases, options appraisals, feasibility studies & board-level recommendations.
- Lead or support procurement exercises for hard FM, soft FM & integrated FM services.
- Advise clients on appropriate contract structures, commercial models, risk allocation & performance mechanisms.
- Review asset information, maintenance strategies, lifecycle plans, CAFM systems & management information.
- Produce clear, evidence-based reports & presentations.
- Build Trusted Client Relationships
- Act as a trusted adviser to client representatives, property directors, FM leaders, commercial teams & operational stakeholders.
- Facilitate workshops, interviews & stakeholder engagement sessions.
- Translate complex FM, commercial & technical matters into clear recommendations.
- Manage client expectations & maintain strong communication throughout each commission.
- Identify opportunities to provide additional support where this would deliver genuine value to the client.
- Represent BWA professionally at meetings, conferences, networking events, etc.
- Support Business Development
- Develop relationships with existing & prospective clients.
- Identify & pursue consultancy opportunities across the public & private sectors.
- Lead or contribute to bids, tenders, framework submissions & fee proposals.
- Develop scopes of service, delivery programmes, resource plans & commercial proposals.
- Support strategic partnerships with complementary consultants & specialist service providers.
- Maintain an appropriate pipeline of opportunities & contribute to divisional revenue & profitability targets.
- Maintain Professional and Commercial Standards
- Ensure commissions are delivered to agreed scope, programme, budget & quality requirements.
- Monitor project financial performance, resource requirements & fee recovery.
- Ensure advice is consistent with relevant UK legislation, recognised standards, professional guidance & industry good practice.
- Maintain high ethical & professional standards in accordance with BWA’s obligations as an RICS-regulated practice.
- Promote continuous improvement & consistent quality across the division.
Essential Qualifications and Experience
- Substantial senior-level experience within facilities management consultancy, client-side FM, property consultancy or a comparable strategic advisory environment.
- A strong understanding of both hard and soft FM services.
- Experience of leading complex FM reviews, transformation programmes, procurements or operating model assignments.
- Strong knowledge of FM procurement, contract development, commercial models & supplier performance management.
- Experience of advising organisations responsible for complex, multi-site or operationally critical estates.
- The ability to develop practical FM strategies aligned with wider organisational objectives.
- Experience of fee proposals, budgets, cost modelling & financial management.
- Strong analytical & problem-solving capabilities.
- The confidence & motivation to develop a service line and generate new business.
- A relevant degree, professional qualification or equivalent senior-level industry experience.
- A willingness to travel to client sites throughout the UK when required.
- Professional Standing
Applicants should ideally hold an appropriate senior professional membership or accreditation, such as:
- Certified or Fellow membership of the Institute of Workplace and Facilities Management;
- an IWFM Level 6 or Level 7 qualification;
- membership of the Royal Institution of Chartered Surveyors;
- membership of CIBSE, CIOB or another relevant built-environment professional body; or
- another recognised qualification in facilities management, property, asset management or business management.
Equivalent professional experience will also be considered.
- Experience in one or more of the following areas would be advantageous:
- central government, local government or wider public-sector estates;
- education, healthcare, justice, heritage or secure environments;
- complex commercial or corporate property portfolios;
- FM service transformation and organisational change;
- mobilisation and transition of outsourced FM contracts;
- lifecycle planning and asset investment modelling;
- FM cost benchmarking & "should cost" modelling;
- NEC, JCT or other relevant FM and property contract forms;
- familiarity with H&S regulations generally, but specifically in relation to M&E maintenance;
- public procurement and competitive tendering.
