We are looking for a motivated, commercially minded Property Sales Consultant to join our growing property sales team. This is a consultative property sales role where you will speak with homeowners who are exploring a quicker, more certain or more flexible way to sell their property. You will qualify inbound leads, understand the customers' circumstances, explain suitable options and negotiate opportunities through to signed agreement and, where required, completion.

This is not a traditional estate agency role. You will work across a multi-product property model, helping customers find the most suitable route based on their needs. The right person will be confident on the phone, resilient, organised, customer-focused and motivated by performance. You will manage your own pipeline, follow up consistently and deliver a high standard of customer service while working towards clear commercial outcomes.

About the Role

As a Property Sales Consultant, you will be responsible for managing property sales leads from initial enquiry through to agreement. You will speak with homeowners, understand their motivation for selling, gather property information, carry out market research, assess the best route for the customer and negotiate where appropriate. You will need to be self-motivated and comfortable managing your own time, tasks and pipeline. Strong follow-up, accurate CRM notes and professional customer communication are essential.

Key Responsibilities

  • Customer Contact and Lead Handling: Respond promptly to new customer leads in the CRM. Speak with homeowners who are considering selling their property. Build rapport quickly and create a professional first impression. Understand the customers' situation, motivation, timeline and preferred outcome. Maintain regular contact with customers throughout the sales process. Ensure every lead is followed up properly and has a clear next action.
  • Qualification and Fact-Finding: Fully qualify potential vendors and purchasers using agreed company procedures. Gather accurate information about the property, ownership position, condition, location, timescale and customer expectations. Understand the customers' reasons for selling and identify where the business may be able to help. Record all information accurately in the CRM. Follow company processes to ensure each lead is handled consistently and professionally.
  • Negotiation and Product Routing: Negotiate direct cash purchase opportunities where appropriate. Identify when a customer may be better suited to another route. Explain relevant options clearly and professionally. Recommend suitable services based on the customers' circumstances. Maximise appropriate cross-selling opportunities where they add value to the customer and generate revenue for the business. Handle objections confidently and professionally.
  • Property Research and Due Diligence: Carry out market and property-specific research before making recommendations. Review comparable sales, local market conditions and property details. Support offer preparation in line with company underwriting criteria. Escalate unusual, complex or higher-risk opportunities where needed. Ensure recommendations are commercially sound and properly documented.
  • Pipeline Management and CRM: Manage your own pipeline of leads, opportunities and follow-ups. Keep CRM records accurate, complete and up to date. Record calls, notes, customer details, next actions and outcomes clearly. Work in an organised and timely way across all active leads. Ensure no opportunity is missed due to poor follow-up or incomplete information.
  • Customer Service and Brand Representation: Deliver an excellent customer experience from first contact through to agreement. Represent Housebuyers4u as a professional brand ambassador. Explain options clearly and manage expectations honestly. Keep customers updated throughout the process. Support smooth handovers to the relevant internal team once a customer has signed. Maintain professionalism, empathy and clarity in all customer interactions.
  • Sales Progression and Property Support: Where required, support progression once the company has purchased a property. Liaise with local estate agents and property professionals on onward sales. Help move opportunities through to completion. Maintain accurate updates and clear communication throughout the process.
  • Relationship Building: Build positive relationships with customers, estate agents and property professionals. Proactively develop relationships with potential lead providers, including auctions, solicitors and repossession-related contacts where appropriate. Look for opportunities to generate new business and strengthen referral channels.
