Role Overview

The M&E Commercial Manager will take full commercial responsibility for all Mechanical & Electrical packages on a major data centre project in Berlin. This role involves managing costs, contracts, procurement, and financial risk across complex MEP installations, ensuring the project is delivered on budget and in line with contractual obligations. Working closely with project, engineering, and procurement teams, the successful candidate will play a key role in maintaining commercial control and maximising value throughout the project lifecycle.

Key Responsibilities

  • Commercial Management
  • Lead all commercial aspects of M&E packages from pre-construction through to final account
  • Develop and manage project budgets, forecasts, and cost reports
  • Monitor financial performance and provide accurate reporting to senior stakeholders
  • Ensure effective cost control and value engineering opportunities
  • Contract Administration
    • Manage contracts (e.g., NEC, FIDIC, or bespoke forms) across multiple MEP packages
    • Oversee subcontractor procurement, negotiation, and appointment
    • Administer variations, claims, and change control processes
    • Ensure compliance with contractual obligations and mitigate risks
  • Procurement & Supply Chain
    • Support procurement strategies for major M&E equipment and subcontract packages
    • Evaluate and negotiate supplier and subcontractor bids
    • Work alongside OFCI and logistics teams to ensure alignment on cost and delivery
  • Risk & Value Management
    • Identify commercial risks and implement mitigation strategies
    • Lead value engineering exercises without compromising quality or programme
    • Manage and resolve commercial disputes and claims
  • Stakeholder Coordination
    • Interface with client, consultants, contractors, and supply chain partners
    • Collaborate with project managers, planners, and engineers to align commercial and delivery objectives
    • Provide commercial advice and support to the wider project team
  • Reporting & Controls
    • Prepare monthly cost reports, cash flow forecasts, and financial updates
    • Track committed vs actual spend across all M&E packages
    • Maintain accurate records of contracts, changes, and communications

    Key Requirements

    • Experience
    • 8+ years’ experience in commercial management within construction or data centre projects
    • Strong background in M&E (mechanical and electrical) packages
    • Experience delivering mission-critical or large-scale infrastructure projects preferred
  • Technical Knowledge
    • Strong understanding of MEP systems in data centres (HVAC, electrical distribution, UPS, etc.)
    • Familiarity with international contract forms (NEC, FIDIC)
    • Knowledge of procurement, cost planning, and financial control processes
  • Skills
    • Excellent commercial acumen and negotiation skills
    • Strong analytical and financial management capabilities
    • Effective communication and stakeholder management
    • Ability to work in a high-pressure, fast-paced project environment
  • Qualifications
    • Degree in Quantity Surveying, Commercial Management, Engineering, or related field
    • Professional membership (e.g., RICS or equivalent) desirable
