Built Alliance are delighted to be working closely with a UK-leading regeneration and placemaking developer to appoint a Project Director to lead the delivery of landmark, one-of-a-kind regeneration schemes across the North West. These are long-term, complex developments that go far beyond individual buildings, reshaping towns, city centres and communities with lasting social, economic and environmental impact.

You will take overall responsibility for the successful delivery of major mixed-use regeneration projects from early concept and planning through construction and completion. Operating at a senior leadership level, the role involves setting delivery strategy, overseeing programme, cost, risk and quality, and ensuring projects align with wider business, placemaking and partnership objectives.

You will act as the senior interface with local authorities, public sector partners, joint venture stakeholders and funders, providing clear leadership and assurance across all aspects of delivery. The role requires the ability to navigate complex governance structures, manage high-value risk profiles and make decisive, commercially sound decisions in high-pressure environments.

You will lead and inspire multi-disciplinary internal teams alongside external consultants and contractors, setting standards for performance, collaboration and accountability. The client will consider Director level PM’s from a range of professional backgrounds including project management, architecture, engineering, building surveying or quantity surveying. What matters most is extensive experience delivering major, complex developments and a proven ability to lead at scale.

This role is suited to individuals with a strong delivery mindset, high levels of self-motivation and the confidence to take ownership of challenging, high-profile projects within fast-paced and politically sensitive environments. You will have a strong track record in large-scale regeneration, mixed-use or major development projects, either client-side development or within a consultancy background.

Experience working in partnership with public sector bodies and joint ventures is highly desirable, as is a clear understanding of commercial drivers, risk management and long-term asset value. Professional qualifications such as MRICS, MCIOB, MAPM or equivalent are advantageous but not essential.
