To lead the end-to-end delivery process for high-profile commercial workspace tenancies across our clients' premium London portfolio. Ensure tenants receive units on time, fully compliant with Agreements for Lease (AFL), complete their fit-outs to agreed standards, ready to trade while our client meets all landlord obligations to drive asset value, leasing success, and operational excellence. Be the central coordinator between tenants, their consultants, leasing, design, construction, building management, and asset teams. Own milestone delivery, compliance, risk management, and stakeholder alignment to keep fit-out of commercial and retail units seamless and on-programme in London's most prestigious locations.
Key responsibilities
- Project Planning & Delivery
- Develop and manage detailed tenant fit-out delivery programmes, tracking all key milestones from AFL / lease execution through License to Alter and fit-out completion and handover.
- Lead tenant & consultant interface across all stages ensuring clear communication and timely information flow between leasing, development, design, construction, and asset management.
- Oversee AFL information transfer to construction teams, including capex approvals, instructions, and landlord obligation delivery in line with legal commitments.
- Drive on-time tenancy handovers: manage tenant access, formal snagging close-out, and commissioning checks per Fit-Out Guide / policies.
- Compliance, Risk & Governance
- Champion full compliance with Health, Safety, Environmental, Fire, and Insurance requirements maintaining up-to-date knowledge of ISO 14001 / 45001, CDM regulations, and evolving construction/property legislation.
- Establish robust project governance, processes, and change control (including leasing/tenant variations).
- Police tenant fit out contractors against Principal Contractor Site Constraints Document.
- Verify tenant CDM coordination, statutory consents (including company finance status checks if applicable to partners), and commissioning adherence.
- Embed sustainability priorities (aligned with premium asset goals) into all tenancy fit out delivery activities.
- Stakeholder & Team Leadership
- Collaborate closely with Design, Leasing, Development, and Management teams to align tenant designs with programme parameters and asset vision.
- Act as key point of contact for cross-functional teams and external partners; foster best-practice sharing across specialist functions.
- Contribute to continuous improvement in fit out project management processes across the portfolio.
What you’ll bring
- Professional qualification (or equivalent degree) in Construction, Project Management, Engineering, Surveying, Architecture, or related field.
- Proven experience leading tenant delivery / fit-out coordination in complex mixed-use buildings (client-side preferred).
- Deep understanding of full project lifecycle from early strategic stages through operational delivery, handover, and post-project review.
- Strong track record managing medium-to-large, medium-to-high complexity retail/construction projects.
- People management experience, ideally leading project delivery teams.
- Thorough knowledge of UK construction legislation, statutory requirements, CDM, HSE best practice, and retail trading realities.
- Excellent stakeholder management across leasing, design, construction, tenants, and consultants.
Highly desirable
- Prior exposure to premium London commercial office space/mixed-use assets.
- Familiarity with retail fit-out processes, AFL management, tenant compliance policing, and handover protocols.
- Experience embedding sustainability objectives into project delivery.
