About the Role
We are seeking an experienced Project Manager, fluent in Dutch and English, to lead the on-site delivery of commercial workplace fit-out projects across the Netherlands and Central & Western Europe. This is a senior, client-facing role with full ownership of project delivery from handover through to practical completion and close-out. You will manage programme, cost, quality and health & safety, while acting as the primary point of contact for clients, subcontractors, landlords and local authorities.
The Opportunity
You will join the pan-European delivery team from the Amsterdam office, working on high-profile workplace fit-out projects for major international clients, with your Dutch language skills central to managing local supply chains, authorities and site relationships.
Key Responsibilities
- Take full ownership of project delivery from handover through to practical completion, snagging and close-out.
- Manage programme, cost control, quality and health & safety compliance throughout the construction phase.
- Coordinate subcontractors, consultants and suppliers, including multi-trade sequencing on live sites.
- Act as the primary client-facing contact on site, managing expectations and reporting on progress.
- Liaise in Dutch with landlords, local authorities and subcontractors on permits, access and site logistics.
- Manage site inductions, RAMS and compliance with Dutch health & safety regulations (Arbowet).
- Oversee variations and change control, working closely with the commercial team on valuations and cost reporting.
- Produce regular progress reports for clients and internal stakeholders.
- Ensure comprehensive handover documentation and a smooth transition to client occupation.
- Travel to project sites across the Netherlands and Benelux as required.
About You
You are a hands-on, commercially aware Project Manager with a track record of delivering commercial fit-out projects to a high standard. Fluent in both Dutch and English, you are comfortable working within a pan-European team and confident managing multiple stakeholders under pressure on live sites.
Experience & Skills
- 8-12+ years' experience as a Project Manager within commercial fit-out/interiors contracting.
- You must have an EU passport and work across Europe without any Visa restrictions.
- Proven delivery of workplace or commercial construction projects under Design & Build.
- Fluent Dutch and English, spoken and written, essential.
- Familiarity with Dutch construction regulations and standards (e.g. Bouwbesluit, Arbowet) desirable.
- Strong subcontractor and multi-trade coordination skills.
- Solid programme, commercial and cost-control acumen.
- Experience managing projects typically ranging from €1m to €10m+.
- Excellent stakeholder management and client-facing communication skills.
- Full, clean driving licence for travel to project sites across the Benelux region.
Qualifications
- Degree (or equivalent experience) in Construction Management, Civil Engineering, Building Services or a similar discipline.
- Relevant health & safety certification (e.g. SMSTS or Dutch equivalent) desirable.
- Professional memberships (RICS / CIOB or Dutch equivalent) desirable but not essential.
