We are currently seeking an experienced Freelance Pre-Construction Project Manager to join a high-end residential development project in London consisting of 25 luxury residential units. This is an excellent opportunity for a commercially aware and delivery-focused Project Manager with strong pre-construction experience and a proven background managing high-spec residential developments from inception through to completion.
Project Overview
The project consists of a £12m luxury residential scheme delivering 25 high-spec units.
- First 6 Months: Pre-Construction Phase
- Following 12 Months: Delivery & Construction Phase
This role offers a hybrid working arrangement with flexibility throughout both stages of the project.
Working Arrangement
- Pre-Construction Phase: 4 Days Working from Home, 1 Day On Site / Office
- Delivery Phase: 3 Days Working from Home, 2 Days On Site / Office
Office location based in Finchley, London.
Key Responsibilities
- Pre-Construction Phase:
- Lead and manage the project through pre-construction stages
- Coordinate design development and consultant teams
- Manage planning conditions, technical submissions and procurement schedules
- Review programme sequencing and buildability
- Coordinate tender packages and subcontractor engagement
- Monitor project budgets, cost planning and value engineering exercises
- Liaise with architects, engineers and commercial teams
- Ensure programme milestones and pre-start requirements are achieved
- Oversee risk management and compliance documentation
- Manage project delivery from site commencement through to handover
- Coordinate site teams, subcontractors and consultant teams
- Monitor programme, quality and budget performance
- Ensure high-end finish standards are maintained throughout
- Chair progress meetings and manage reporting procedures
- Oversee health & safety compliance and site operations
- Manage client expectations and project communications
- Drive programme targets and successful project completion
Candidate Requirements
- Proven experience as a Project Manager on high-end residential developments
- Strong pre-construction and delivery experience essential
- Experience managing projects valued £10m+
- Background delivering luxury residential schemes preferred
- Excellent communication and stakeholder management skills
- Strong commercial awareness and programme management ability
- Ability to manage projects from inception to completion
- SMSTS, CSCS and First Aid preferred
- Proficient with construction reporting and project management systems
