About the Role
We are seeking an experienced Site Manager to oversee a £1 million Landlord CAT A refurbishment project on an industrial frame unit in Northampton. This is a fast-paced refurbishment scheme involving internal soft strip works, high-level access activities, roofing access via scaffolding, and coordination of M&E packages. Health & Safety will be a critical focus throughout the project due to the nature of the works and working at height requirements. The successful candidate will report directly to the visiting Contracts Manager and will take full responsibility for day-to-day site operations, programme management, subcontractor coordination, and maintaining high safety standards on site.
Key Responsibilities
- Oversee daily site operations on a live industrial refurbishment project
- Manage subcontractors and ensure works are delivered safely, on time, and to programme
- Maintain and enforce high Health & Safety standards across site
- Coordinate high-level working activities including roof access works
- Manage scaffold access and ensure safety netting controls are maintained
- Oversee internal soft strip and minimal demolition works
- Coordinate M&E trades and ensure smooth sequencing of works
- Conduct site inductions, toolbox talks, and daily briefings
- Ensure site paperwork, RAMS, permits, and compliance records are maintained
- Liaise with the visiting Contracts Manager, client representatives, and subcontractors
- Monitor quality control and ensure CAT A finish standards are achieved
Requirements
Candidates must hold:
- SMSTS
- First Aid at Work
- CSCS Card
- Fire Warden Certificate
- Asbestos Awareness
Advantageous:
- Temporary Works Coordinator
Experience Required
- Previous experience managing industrial unit refurbishment or fit out projects
- Strong understanding of refurbishment sequencing and CAT A delivery
- Experience managing high-level working environments
- Good understanding of scaffold and working at height regulations
- Proven track record delivering projects safely and to programme
- Strong communication and subcontractor management skills
