The project: A CAT A/B office fit-out for a commercial end-user client. You'll own the full delivery programme, budget, quality and relationships. This is a hands-on role with real accountability and the autonomy to match.
What You'll Be Doing
- Lead all phases of a commercial office fit-out (CAT A & B) from mobilisation through to handover and close-out.
- Hold full commercial P&L responsibility including budget forecasting, cost control, and final account settlement.
- Build and maintain the master programme, proactively managing risk, float, and any emerging issues before they become problems.
- Align all upstream and downstream stakeholders - client, building management, design team, M&E subcontractors and specialist trades to keep delivery coordinated and on track.
- Maintain exemplary communication with the end-user client throughout, managing expectations and building trust at every stage.
- Ensure full compliance with building regulations, health & safety legislation, and relevant sustainability standards (BREEAM, SKA).
- Drive quality assurance from day one - operate a zero-snag delivery standard that our PMs champion on site.
- Oversee M&E coordination, ensuring design intent is faithfully executed and clashes are resolved before they hit programme.
What We're Looking For
- A strong track record delivering commercial refurbishment and fit-out projects on D&B end-user forms of contract.
- Solid commercial management experience - P&L ownership, cost reporting, subcontractor management and final accounts are second nature to you.
- A confident, credible communicator who can hold a room with a client and get the best from a subcontractor in equal measure.
- Strong working knowledge of M&E coordination and building compliance requirements in a London commercial fit-out context.
- Familiarity with industry-standard PM tools and methodologies.
- Degree or equivalent in Construction Management, Project Management or a related discipline. PMP or PRINCE2 are a bonus, not a must.
- Knowledge of BREEAM or SKA sustainability frameworks is desirable; passion for doing things responsibly is not optional.
