Job Description

Job Title:            Stock Condition SurveyorType:                    FTC 12 monthsLocation:           South MidlandsSalary:                £43,000 plus £4385 car allowanceHours:                 Full time (37 hours) BRC are working closely with a large housing association that works across a large area of England. This role covers: Coventry, Dudley, Sandwell, Stratford-upon-Avon and Warwick.  This role involves leading on stock condition surveys across a geographical area, owning and contributing to annual team targets to ensure at least 20% of the company’s homes are visited each year. In the role you will have to provide customers with a positive and professional experience of the company and ensure each home is safe, secure and warm. You will also need to support colleagues from across the business by collecting and sharing other relevant information about our homes and communities Duties:
  • Schedule and carry out 1000 stock condition surveys per year to establish building condition, age, repairs and remaining life of building components, detailing compliance with Decent Homes and the Housing Health and Safety Rating System (HHSRS) and identifying and reporting any failures
  • Ensure all homes and communal areas are safe, warm and secure by recording and actioning any Hazards, safety concerns and repairs identified during surveys
  • Accurately update the company’s information on housing stock condition to assist in programming and compliance with the Decent Homes Standard.
  • Complete any other inspections or surveys that are required including pre-termination and void inspections for tenanted homes and construction stage inspections of new build homes.
  • Carry out any other post inspection activity required to ensure our homes are safe and to support the wider Homes Directorate
  • Liaise with residents and leaseholders, housing management, customer services and other internal and external agencies as required to share information and intelligence
  • Keep abreast of relevant regulation changes and maintain awareness of the Decent Homes Standard and related legislation, Building Regulations, British Standards and Codes of Practice related to the construction industry.
  • Represent the company’s culture, vision and mission, providing a professional and positive experience to customers during visits
  • Contribute to the continuous improvement of the company’s Stock condition strategies and activities

 Requirements:

  • Educated to HNC level or equivalent, professional qualification in construction, housing, management or property.
  • Proven knowledge of the decent homes standard, component lifecycles, HHSRS Rating system and domestic building construction methods and faults
  • Knowledge of building components, common issues, hazards and proven ability to diagnose and remedy defects.
  • Proven ability to identify common building issues, faults and hazards and recommend effective
  • Proven ability to achieve targets and prioritise, plan and manage own workload
  • Commitment to keeping abreast of changes in housing legislation and construction methods and contribute to service improvements
  • Ability to deal with challenging situations with empathy and present in a professional and positive manner
  • Attention to detail and ability to demonstrate experience of accurate property data collection
  • Ability to communicate clearly and accurately with a wide range of internal and external customers
  • Excellent written and oral communication and administrative skills
  • Excellent IT skills including good working knowledge of Microsoft Office applications and Housing Management systems.
  • A full UK driving license with the ability to drive as and when required by the business.
