Are you an Estates Surveyor, seeking a new role in Devon?
My client has an immediate opportunity for a Commercial Premises Team Leader, to join their Commercial Asset Team on a Fixed Term basis.
The successful applicant will be responsible for managing a portfolio of commercial properties, including calculating rent and negotiating new lease terms and lease renewals, negotiating rent reviews, letting properties, managing lease assignments and assisting with rent collection as required.

Responsibilities:

  • Carry out day to day asset management functions for commercial premises including marketing, letting and general management.
  • To have knowledge of the current market value and keep abreast of property valuation changes to be competent to put a valuation on the property.
  • Assist prospective commercial tenants by arranging and conducting viewings of available properties.
  • Calculate the market rent and negotiate the terms of new commercial leases.
  • Calculate the market rent and negotiate the terms for commercial lease renewals.
  • Calculate and negotiate the terms for rent reviews with commercial premises customers.
  • Measure properties professionally to support market rent and other calculations.
  • Manage lease assignments and negotiate with prospective purchasers and their professional advisers.
  • Undertake regular inspections of commercial premises. Prepare relevant reports and instigate any remedial action that may be required.
  • Assist in the ongoing management of the maintenance and improvement programme for commercial properties.
  • Assist in the collection of commercial rent and arrears. Liaise with tenants regarding non-payment, agree payment schedules and progress legal proceedings as required.
  • Provide effective line management, supervision, support and guidance to direct reports, ensuring regular one-to-ones, performance reviews and development conversations are completed in line with policies and procedures.

Requirements:

  • Qualified to degree level and/or completion of relevant RICS approved courses or equivalent.
  • Ability to carry out site inspections, including climbing ladders and accessing difficult areas.
