This is a senior leadership opportunity for an experienced Development Director / Technical Director to take ownership of the technical and development function within a growing housebuilding business. Reporting directly to the Managing Director, you will be responsible for driving sites from land acquisition through planning, design, and into delivery, ensuring schemes are viable, buildable, and delivered efficiently. This is a hands‑on role offering a high level of autonomy, where you will have the opportunity to influence business strategy, lead teams, and play a key role in the continued growth of the company.

As Development Director / Technical Director, you will be responsible for:

  • Leading the technical and/or development function across multiple residential schemes
  • Managing the progression of sites from acquisition through planning and into construction
  • Overseeing design, engineering, and technical coordination
  • Managing external consultants including architects, engineers, and planning advisors
  • Driving planning applications and supporting the appeals process where required
  • Ensuring all developments are compliant, buildable, and commercially viable
  • Providing technical input into land appraisals and acquisitions
  • Identifying risks and implementing solutions to de‑risk projects
  • Leading and developing internal technical teams
  • Working closely with the Managing Director and wider business to support growth strategy

The Ideal Candidate:

  • Minimum 8 years’ experience within a technical or development role in housebuilding
  • Proven background working for a residential developer or housebuilder
  • Strong understanding of the full development lifecycle from land acquisition to delivery
  • In‑depth knowledge of planning processes, design, and technical delivery
  • Experience managing consultants and internal teams
  • Strong commercial awareness and ability to influence project viability
  • A proactive, hands‑on approach with the ability to operate at both strategic and operational levels
  • Ambition and drive to play a key role within a growing business
