We are seeking an experienced Senior Quantity Surveyor to take full commercial responsibility for a high-profile high-rise project in Manchester. You will work closely with the project and commercial teams to ensure successful delivery, manage risk, and maximise commercial returns. This role is ideal for a commercially astute QS with main contractor or builder-focused experience, confident in managing large-scale construction projects and leading a small team of commercial staff.
Key Responsibilities
- Take ownership of the commercial management for assigned project(s) or elements
- Implement and integrate the project commercial strategy
- Act as the commercial representative to clients and supply chain, managing contractual issues
- Prepare tenders, evaluate and select supply chain partners, negotiate and finalise orders
- Prepare and agree client and supply chain valuations, certificates, and payments
- Manage change control, variations, and ensure robust records are maintained
- Update projected final accounts and prepare supply chain final accounts in a timely manner
- Participate in value engineering and design development discussions
- Maintain independent oversight of commercial reporting, cash flow, and risk/opportunity registers
- Lead and mentor junior commercial staff, ensuring high standards
- Support pre-construction and tender activities as required
- Ensure compliance with all relevant policies, procedures, and commercial systems
Person Specification
- Strong written and verbal communication skills
- Proven ability to manage large-scale or complex projects and multiple stakeholders
- Commercially aware, proactive, and confident in decision-making
- Experience mentoring and leading commercial teams
- Knowledge of construction technologies and their commercial implications
- Experience drafting contractual correspondence and managing disputes
- Skilled in procurement, negotiation, and letting complex subcontracts
Qualifications & Experience:
- Degree in Quantity Surveying or Construction Management
- Minimum 10 years' experience in construction and commercial management
- Professional membership preferred (RICS / MCIOB)
