The Role
We are seeking an experienced Senior Quantity Surveyor to join the commercial team delivering a large-scale residential development in Leigh. This is an excellent opportunity for a commercially astute individual capable of taking ownership of a significant housing scheme comprising approximately 1,500 units with an infrastructure value of circa £20m. The successful candidate will be responsible for the commercial management of the project from procurement through to final account, ensuring commercial performance, cost control, and profitability targets are achieved.
Key Responsibilities
- Manage the commercial delivery of a major new build residential development from pre-construction through to final account
- Prepare subcontractor enquiry packages, analyse tenders, and manage procurement activities
- Negotiate and appoint subcontractors in line with project budgets and programme requirements
- Manage subcontractor accounts including valuations, variations, payments, and final accounts
- Prepare and maintain accurate cost reports, forecasts, and cash flow projections
- Monitor project costs and identify commercial risks and value engineering opportunities
- Ensure projects are delivered within budget while maximising profitability
- Prepare and submit commercial reports to senior management
- Work closely with operational and site teams to ensure commercial objectives are achieved
- Ensure contractual compliance and effective administration of subcontract agreements
- Maintain accurate commercial records and project documentation throughout the project lifecycle
- Support and mentor junior commercial team members where required
Requirements
- Previous experience within a Senior Quantity Surveyor role within residential construction or housing development
- Experience delivering large-scale new build residential developments
- Strong understanding of construction contracts and commercial processes
- Proven experience managing subcontractor procurement and accounts
- Ability to manage project costs, reporting, and forecasting independently
- Experience working on high-volume housing developments
- Commercially aware with strong negotiation and communication skills
- Ability to manage multiple workstreams within a fast-paced project environment
- Degree qualified in Quantity Surveying or Commercial Management preferred
- Good IT skills including Excel and commercial reporting systems
Desirable:
- Experience working for a national housebuilder or residential developer
- Knowledge of JCT contracts
- Experience delivering large infrastructure or enabling works packages
- Previous experience mentoring or managing junior commercial staff
