Due to continued expansion, they are now looking to appoint a Senior Quantity Surveyor to support the commercial delivery of a major residential development.

We are seeking an experienced Senior Quantity Surveyor to join the commercial team delivering a large-scale residential development in Leigh. This is an excellent opportunity for a commercially astute individual capable of taking ownership of a significant housing scheme comprising approximately 1,500 units with an infrastructure value of circa £20m.

The successful candidate will be responsible for the commercial management of the project from procurement through to final account, ensuring commercial performance, cost control, and profitability targets are achieved.

  • Manage the commercial delivery of a major new build residential development from pre-construction through to final account
  • Prepare subcontractor enquiry packages, analyse tenders, and manage procurement activities
  • Negotiate and appoint subcontractors in line with project budgets and programme requirements
  • Manage subcontractor accounts including valuations, variations, payments, and final accounts
  • Monitor project costs and identify commercial risks and value engineering opportunities
  • Ensure projects are delivered within budget while maximising profitability
  • Prepare and submit commercial reports to senior management
  • Work closely with operational and site teams to ensure commercial objectives are achieved
  • Maintain accurate commercial records and project documentation throughout the project lifecycle
  • Support and mentor junior commercial team members where required

Previous experience within a Senior Quantity Surveyor role within residential construction or housing development:

  • Experience delivering large-scale new build residential developments
  • Strong understanding of construction contracts and commercial processes
  • Proven experience managing subcontractor procurement and accounts
  • Ability to manage project costs, reporting, and forecasting independently
  • Experience working on high-volume housing developments
  • Ability to manage multiple workstreams within a fast-paced project environment
  • Degree qualified in Quantity Surveying or Commercial Management preferred
  • Good IT skills including Excel and commercial reporting systems
  • Previous experience mentoring or managing junior commercial staff
