Company: Established Regional Developer
This is a rapidly growing, purpose-driven developer and contractor that has been built from the ground up by experienced industry professionals who were determined to challenge traditional and inefficient approaches to housing delivery. Frustrated by slow processes, unclear decision-making and a lack of innovation across the sector, the founders created a fully integrated model that sources its own land, manages design and planning in-house, and delivers schemes directly — giving them full control of quality, programme and outcomes.
Now 7 + years in, the organisation is on an impressive upward trajectory. Due to this growth and with up to 13 new projects expected next year across the West Midlands, they are now looking to appoint a Commercial Manager who wants more than a job — someone who wants to help shape a business and ultimately progress into a Commercial Director role as the company grows. This is a rare opportunity to join a highly committed, values-led team at a time of significant expansion, with real influence over commercial strategy, processes, and future team structure.
Key Responsibilities
- Lead and manage the commercial function across a growing portfolio of housing developments.
- Oversee cost planning, estimating, procurement, tendering and contract management.
- Work closely with internal design, planning and delivery teams to ensure projects are commercially sound from day one.
- Identify risks early and develop innovative, commercially viable solutions — aligned with the company’s philosophy.
- Engage confidently with local authorities, landowners, and external partners.
- Manage budgets, forecasts and financial reporting with a frugal but forward-thinking approach.
- Contribute to commercial strategy and help shape the processes and systems that will support rapid growth.
- Build and mentor a future commercial team as the business moves toward Director-level structure.

- Comfortable working across the full development lifecycle — ideally with experience in both pre-construction and delivery.
- Ambitious, values-driven, and excited by the opportunity for future progression into Commercial Director.
