This isn't just another Commercial Manager position. You'll be stepping into a high-profile role supporting two major projects in Birmingham, with the scale, complexity and visibility to fast-track your career progression within a business that genuinely invests in its people.

As Commercial Lead, you'll sit at the heart of the project, influencing key decisions from early-stage appraisals through to delivery. Your responsibilities will include:

  • Leading the determination of Cost Plans in collaboration with senior peers
  • Preparing and coordinating phased Commencement Appraisals and Purchase Appraisal inputs
  • Working closely with architects and consultants to drive continuous value engineering
  • Managing external PQS appointments, ensuring costs align with design intent and market positioning
  • Establishing subcontractor relationships early to maximise value engineering opportunities
  • Building and leading a surveying support team
  • Developing robust scope definitions and maintaining cost reporting systems
  • Monitoring cost movements and keeping budgets on track throughout the project lifecycle

Beyond that, we're looking for:

  • Significant experience within a main contractor, ideally with exposure to large-scale residential or mixed-use schemes
  • Experience working on high rise residential projects is highly desirable—candidates who have navigated the commercial complexities of tall buildings will hit the ground running
  • Degree or MSc in Quantity Surveying or a related discipline
  • Professional qualification (MRICS or equivalent)
  • Strong commercial and technical understanding of construction
  • Knowledge of current building regulations and design efficiencies
  • Experience in brownfield regeneration is highly desirable
