A 20m Newbuild Residential Apartments project with a Design & Build contract, where the Main Contractor holds full commercial responsibility. The programme spans 18 months from mobilisation to practical completion with phased handover to the client.
The Role
- You will be the commercial lead on-site, accountable for:
- Cost control, commercial management, and financial reporting throughout the contract
- Managing cost plan, tracking variations and claims, controlling subcontractor payments
- Interfacing with the client's quantity surveyor on financial and contractual matters
- Monthly cost reporting, final account forecasting, and change control processes
- Managing relationships with client QS and design team
- Protecting the Main Contractor's margin through hands-on site attendance and financial discipline
Essential Requirements
- 7+ years as Quantity Surveyor in a Main Contractor environment
- 3+ years at Senior QS level on projects of £15M+
- Strong commercial acumen in cost planning, cost control, variations, and final accounts
- Experience with contract administration under standard forms (JCT, NEC)
- Proficiency in cost management software
- Proven experience managing subcontractor payments and claims
- Strong numeracy, attention to detail, ability to manage multiple cost streams
Desirable
- RICS membership (APC or MRICS)
- Experience on Design & Build contracts or similar risk-transfer models
- Familiarity with specialist procurement (MEP, façade, specialist fit-out)
- Knowledge of film studio or specialist infrastructure
