The Opportunity

We're looking for an experienced, mechanically biased Technical Services Manager to join a significant commercial construction project in Reading on a contract running through to the end of May 2027. Offering £400–£425 per day, this is an excellent opportunity for a technically strong building services professional who can take ownership of mechanical services coordination, installation quality and technical delivery on site.

You'll work closely with the wider project management team, specialist subcontractors, consultants and design teams to ensure mechanical building services are properly coordinated, installed and delivered in line with the project programme. This is a hands-on, site-based opportunity for someone who understands mechanical building services inside out, can resolve technical challenges and knows how to keep installations moving without compromising quality, safety or programme.

Key Responsibilities

  • Lead the technical coordination and delivery of mechanical building services throughout the construction project.
  • Oversee mechanical installations, ensuring works comply with approved drawings, specifications, design intent and relevant building regulations.
  • Coordinate mechanical services with electrical installations, architectural finishes, structural elements and other building services interfaces.
  • Review mechanical drawings, technical submissions, specifications and subcontractor proposals, identifying discrepancies and resolving issues before they affect site progress.
  • Manage technical queries, RFIs, design changes and coordination issues, ensuring timely responses and clear communication between project stakeholders.
  • Work closely with mechanical subcontractors, consultants, designers and the wider construction team to maintain installation progress and resolve technical challenges.
  • Monitor mechanical services against the construction programme, identifying potential delays, procurement issues and technical constraints.
  • Coordinate the installation of mechanical systems, including HVAC, ventilation, heating, chilled water and associated plant and equipment, where applicable to the project.
  • Support the management of technical documentation, procurement interfaces, equipment deliveries and long-lead mechanical components.
  • Carry out site inspections and monitor installation quality, ensuring works meet project specifications and required standards.
  • Coordinate testing, commissioning, snagging and the handover of completed mechanical installations.
  • Maintain a strong focus on health and safety, quality assurance and compliance throughout the delivery process.
  • Provide regular updates to the project management team on technical progress, outstanding design information, installation issues and programme risks.
  • Build effective working relationships with clients, consultants, subcontractors and other project stakeholders to ensure smooth project delivery.

What We're Looking For

  • Proven experience as a Technical Services Manager, Mechanical Manager, M&E Manager or Mechanical Building Services Manager.
  • A strong mechanical bias, with substantial experience managing mechanical building services installations on construction projects.
  • Experience working within commercial construction, office fit-out, refurbishment or comparable building projects.
  • Strong knowledge of mechanical building services, including HVAC, ventilation, heating, pipework and associated plant installations.
  • Demonstrable experience coordinating mechanical subcontractors, consultants, design teams and other site-based stakeholders.
  • The ability to interpret mechanical drawings, specifications and technical documentation and resolve installation or design coordination issues.
  • Experience monitoring mechanical installation progress against a construction programme.
  • A thorough understanding of installation quality, testing, commissioning and building services handover.
  • A proactive, hands-on approach with the confidence to challenge issues, coordinate solutions and drive progress on site.
  • Strong communication and organisational skills, with the ability to work effectively within a wider project delivery team.
  • Relevant mechanical or building services qualifications and appropriate site certifications, where required.
