Our client is a RICS-regulated firm specialising in delivering end-to-end real estate services across London’s finest commercial, residential, retail, and leisure assets. They manage a multi-million-pound portfolio of mixed-use lettable space and boast an impressive development pipeline. Services span acquisition, construction, leasing, marketing, and long-term asset management.
What You’ll Do
As an M&E Consultant Project Manager, you will lead and provide specialist consultancy on high-profile redevelopment, refurbishment, change-of-use, and fit-out projects across the prestigious portfolio. You will ensure M&E systems (mechanical, electrical, public health, HVAC, lighting, power, fire/alarm, lifts/escalators, BMS, sustainability features) are designed, delivered, commissioned, and optimised to enhance asset value, operational efficiency, energy performance, and occupier satisfaction—fully aligned with the firm’s integrated real estate approach.
Key Responsibilities
- M&E Project Planning & Execution: Develop and manage detailed M&E project plans, timelines, budgets, and resources for refurbishment, redevelopment, change-of-use, and major fit-out initiatives (including over 1 million sq ft of portfolio fit-outs).
- M&E Design & Technical Coordination: Lead coordination with M&E consultants, sub-consultants, architects, main contractors, specialist engineers, and suppliers to deliver high-quality, integrated M&E solutions. Oversee design development, value engineering, tender processes, and bespoke installation methodologies for mechanical and electrical systems.
- Stakeholder Management: Act as the primary M&E point of contact for internal teams (development, asset management, leasing/marketing), occupiers/tenants, client advisors, landlords, and local authorities/utilities providers. Ensure seamless integration of M&E requirements into the wider project and building handover.
- Compliance, Quality & Commissioning Assurance: Ensure all M&E works comply with relevant standards (BS EN, CIBSE, Building Regulations Part L/O, BREEAM/LEED where applicable), ISO 9001 quality systems, RICS guidelines, and health & safety protocols. Lead commissioning, testing, and handover processes to achieve operational readiness and defect-free completion.
- Mobilisation & Fit-Out Oversight (M&E Focus): Direct M&E mobilisation and early enabling works to prepare assets for leasing—including power/water utilities upgrades, IT/comm infrastructure integration, life-safety systems, security/BMS, service-charge budgeting for M&E OPEX, and sustainability features. Oversee execution and quality of M&E packages in large-scale fit-outs.
- Sustainability & Energy Integration: Embed low-carbon, energy-efficient, and net-zero-aligned M&E practices (e.g., smart controls, renewable integration, passive design support, EPC improvements) throughout project delivery, supporting the firm’s sustainability ethos and ESG objectives.
- Reporting & Financial/Performance Control: Deliver regular M&E-focused project reporting, covering financial performance, risk tracking, milestone delivery, system performance metrics, energy modelling/validation, and strategies to maximise asset value through optimised building services.
Who You Are
- Proven M&E Consultancy / Project Management Track Record: Minimum 5 years’ experience in M&E project management or consultancy within real estate development, refurbishment, or prestige commercial/residential projects in central London (ideally mixed-use or high-end office/retail/leisure). Client-side or consultant-side background preferred.
- Strong Technical Leadership & Communication Skills: Confident leading cross-functional M&E teams and communicating complex technical matters effectively to stakeholders—from specialist contractors and engineers to senior leadership, occupiers, and investors.
- Regulatory & Technical Compliance Expertise: Deep knowledge of UK Building Regulations (especially Parts L, F, B), CIBSE guidelines, RICS standards, ISO quality systems, health & safety, and emerging sustainability frameworks (BREEAM, NABERS, etc.).
- Detail-Oriented & Strategic: Excellent at managing multiple concurrent M&E packages/projects, with a sharp eye for technical detail, risk identification, value engineering opportunities, and proactive problem-solving.
- Sustainability-Minded: Strong commitment to sustainable building services design and delivery, with experience in energy-efficient M&E solutions aligned with net-zero and ESG strategies.
Qualifications
- Bachelor’s degree in Mechanical Engineering, Electrical Engineering, Building Services Engineering, or a related field.
- Chartered status (CIBSE, IET, EngC) highly desirable.
- PMP, PRINCE2, or RICS qualifications advantageous.
