Overview
We are seeking an experienced Site Manager to oversee a series of small-scale retrofit and refurbishment projects delivered on behalf of a housing association. The successful candidate will be responsible for managing on-site operations, ensuring safe and efficient project delivery, and coordinating contractors and stakeholders across multiple live sites. This role involves regular travel between project locations —Colchester, Bedford, Reading, and Bournemouth—and may require overnight stays depending on project demands.
Key Responsibilities
- Project & Site Management
- Lead and oversee daily site operations on multiple small retrofit projects.
- Manage site set-up, logistics, and resources to ensure smooth delivery.
- Ensure all work is carried out in line with project specifications, schedules, and budgets.
- Conduct regular site inspections to ensure quality and compliance.
- Maintain a strong safety culture on-site and ensure adherence to all H&S legislation.
- Carry out and document site audits, risk assessments, method statements, and toolbox talks.
- Ensure compliance with housing association standards and industry regulations.
- Manage contractors, trades, and subcontractors to ensure high-quality workmanship.
- Liaise with client representatives, residents, and internal teams.
- Address on-site issues promptly and escalate where necessary.
- Maintain accurate site records including progress reports, quality checks, and daily logs.
- Support project managers with updates on progress, challenges, and risk mitigation.
- Ensure documentation aligns with retrofit requirements and quality standards.
Experience & Skills Required
- Proven experience as a Site Manager on refurbishment, retrofit, or small works projects.
- Strong understanding of construction processes and retrofit principles (PAS 2035 desirable).
- Excellent organisational skills and the ability to manage several small projects concurrently.
- Strong leadership, communication, and stakeholder management skills.
- Valid SMSTS/SSSTS, CSCS and First Aid qualifications.
- Full UK driving licence and willingness to travel frequently.
