The Cladding Contracts Manager is responsible for the successful delivery of cladding packages across multiple projects, ensuring works are completed safely, on time, within budget, and in full compliance with contractual, technical, and regulatory requirements. This role involves managing site teams, subcontractors, and suppliers while maintaining strong client relationships and high-quality standards.
Key Responsibilities
- Project & Contract Management
- Manage multiple cladding contracts from pre-construction through to final account and handover
- Review and administer contract terms, variations, and change control procedures
- Monitor project progress against programme and budget, implementing corrective actions where required
- Lead regular project and client meetings, providing accurate reports on progress, risks, and costs
- Commercial & Financial Control
- Oversee project budgets, valuations, applications for payment, and cost forecasts
- Manage subcontractor accounts, valuations, and final accounts
- Identify and manage variations, claims, and commercial risks
- Health, Safety & Compliance
- Ensure all works comply with HSE requirements, company policies, and statutory regulations
- Enforce site safety standards and lead by example in promoting a strong safety culture
- Ensure compliance with building regulations, fire safety requirements, and relevant cladding standards (e.g. CWCT, NHBC, BS standards)
- Technical & Quality Assurance
- Oversee installation of cladding systems including rainscreen, SFS, aluminium, composite panels, and associated interfaces
- Ensure works are delivered in accordance with drawings, specifications, and approved details
- Implement and manage QA procedures, inspections, and snagging processes
- Team & Stakeholder Management
- Manage site managers, supervisors, and project teams
- Coordinate with clients, main contractors, consultants, architects, and suppliers
- Support and mentor junior staff where required
Skills & Experience
Essential
- Proven experience as a Contracts Manager within cladding, faΓ§ade, or envelope works
- Strong knowledge of cladding systems, materials, and installation methods
- Good understanding of construction contracts (e.g. JCT)
- Strong commercial and contractual awareness
- Excellent communication, leadership, and organisational skills
- Ability to manage multiple projects simultaneously
Desirable
- Relevant construction qualification (HNC/HND/Degree or equivalent)
- SMSTS and CSCS
- Experience working on high-rise or residential schemes
- Knowledge of fire compliance and remediation works
