We are working with a Tier 1 contractor who are expanding their delivery team due to a very busy 2026 pipeline, with multiple social housing projects now being cleared through Gateway 2. As a result, they are seeking an experienced Project Manager on a permanent basis to oversee planned works programmes across South London and Kent.

The role will involve the full lifecycle management of internal and external refurbishment projects, including kitchens, bathrooms, roofing, and cladding works, delivered within occupied social housing properties.

Key Responsibilities

  • Overall responsibility for the successful delivery of social housing planned works projects
  • Managing multiple projects simultaneously across South London and Kent
  • Leading Site Managers and project teams to ensure safe, compliant, and efficient delivery
  • Full programme, cost, and quality control across internal and external works
  • Ensuring compliance with health & safety, building regulations, and contractual requirements
  • Managing subcontractors, supply chain partners, and consultants
  • Overseeing Gateway 2–approved works, particularly cladding and major refurbishment projects
  • Acting as the main point of contact for internal stakeholders and senior management
  • Managing risk, change control, and commercial performance in line with project targets
  • Ensuring works are delivered with minimal disruption to residents and in line with social housing standards

Essential Requirements

  • Proven experience as a Project Manager within social housing planned works
  • Strong background delivering internal and external refurbishment projects
  • Experience managing multiple live projects in occupied properties
  • Sound understanding of Gateway 2 / Building Safety Act requirements (particularly for higher-risk works)
  • SMSTS
  • CSCS (Project Manager / Management level)
  • Full UK driving licence
  • Strong leadership, communication, and stakeholder management skills
