Building Surveyor £50,000 Business Mileage Home-Based / North Somerset

We are currently working with a leading social housing provider seeking an experienced Building Surveyor to join their Property Services team.

The Role

We are looking for a knowledgeable and experienced Building Surveyor with a strong background in social housing, damp and mould management, and housing compliance. This is a hybrid role, offering an excellent work-life balance with:

  • 2 days per week on-site carrying out inspections and surveys across the housing stock.
  • 3 days per week home-based, completing technical reports, project management activities, and compliance administration.

The successful candidate will play a key role in ensuring properties are safe, compliant, and maintained to the highest standards, while supporting the organisation's response to damp and mould cases and meeting the requirements of Awaab's Law.

Key Responsibilities

  • Undertake detailed property inspections and surveys across social housing properties.
  • Diagnose and investigate damp, mould, condensation, and wider building pathology issues.
  • Manage complex damp and mould cases from initial inspection through to completion of remedial works.
  • Carry out Housing Health and Safety Rating System (HHSRS) assessments and identify property hazards.
  • Ensure compliance with Awaab's Law, housing legislation, and regulatory requirements.
  • Produce detailed survey reports, specifications, schedules of works, and technical recommendations.
  • Monitor and manage contractors to ensure works are completed to the required quality, budget, and timescales.
  • Provide technical advice to internal teams and stakeholders.
  • Support disrepair claims, complaints investigations, and compliance-related projects.
  • Maintain accurate records and documentation in line with organisational procedures.

What We're Looking For

Essential

  • Minimum HNC/HND in Construction, Building Surveying, or a related discipline.
  • Proven experience within social housing property surveying.
  • Excellent knowledge of damp and mould diagnosis, investigation, and remediation.
  • Strong understanding of Awaab's Law and its implications for social housing providers.
  • Comprehensive knowledge of HHSRS and housing compliance requirements.
  • Experience managing property-related projects from inception through to completion.
  • Strong report writing and specification writing skills.
  • Excellent communication and stakeholder management skills.
  • Full UK Driving Licence.

Desirable

  • Membership of a relevant professional body (RICS, CIOB or equivalent).
  • Experience dealing with disrepair claims and housing complaints.
  • Knowledge of asset management and planned maintenance programmes.
