We are currently recruiting for an experienced Responsive Repairs Manager to join a well-established social housing provider. This is an excellent opportunity for a driven and customer-focused professional to lead an in-house repairs team delivering responsive maintenance and disrepair works across a residential housing portfolio.

As Responsive Repairs Manager, you will oversee the day-to-day management of responsive repairs operations, ensuring works are delivered efficiently, safely, and to a high standard. You will manage operatives, supervisors, scheduling, contractor performance, and disrepair cases, while driving service improvements and ensuring excellent tenant satisfaction.

Your new role

  • Manage and lead an in-house responsive repairs team delivering day-to-day maintenance works
  • Oversee disrepair cases, ensuring works are completed within agreed timescales and compliance standards
  • Monitor operational performance, productivity, KPIs, and tenant satisfaction levels
  • Ensure repairs are completed safely, efficiently, and within budget
  • Manage workforce planning, scheduling, and resource allocation
  • Conduct team meetings, performance reviews, and support staff development
  • Work closely with tenants, surveyors, and senior management to resolve escalated issues
  • Ensure compliance with health & safety regulations and housing standards

What you'll need to succeed

  • Proven experience managing responsive repairs within social housing
  • Strong knowledge of disrepair processes and housing maintenance legislation
  • Full UK Driving Licence
  • Experience leading directly employed operatives and supervisory teams
  • IOSH/SMSTS qualification
