My client specialises in Commercial construction projects, predominantly Interior Fit-Out & Refurbishment working with blue chip clients in the public and private sector creating workplaces and environments that enhance their clients' business processes.
The Quantity Surveyor Role
They have an exciting position available within their vibrant Commercial Team for the position of Quantity Surveyor. Ideally at Intermediate level with 3 to 5 years post qualification experience. Based in Manchester, they Design and Build fit out works for prestigious offices nationwide. They are looking for an experienced individual to carry out both Pre and Post Contract duties on projects valued in and around the £2m bracket. The role comes with 2 days a week hybrid opportunities.
Roles & Responsibilities Include:
- Manage all costs relating to projects secured by performing risk, value management and cost control.
- Understand all project requirements including all tender submittals from the wider team.
- Liaise closely with the wider project team to ensure that budget control is maintained and managed throughout the delivery process.
- Review potential areas for cost savings and value engineering in conjunction with the wider team.
- Discuss and agree investments in the right areas of the project.
- Minimise the cost of a project (avoiding subbie bashing) and enhance value for money while still achieving the required standards and quality.
- Advise a procurement strategy to the wider team and discuss and agree this with them.
- Identify, analyse and develop responses to commercial risks.
- Liaise closely with our supply chain as required to develop cost and technical support options.
- Assess client change requests and advise the wider team of the cost and time implications.
- Keep track of all client change requests and provide clients with an early estimate of the cost of a change to allow them to make an educated decision about what they want to do.
- Clarify Requests For Information (RFIs) as necessary throughout the delivery process and ensure that any assumptions, qualifications or exclusions are clearly managed and understood.
- Value completed work and arrange payments in a timely manner.
- Complete fortnightly CVR reports to provide an accurate final account position for every project, raising any significant cost changes immediately.
- Provide accurate sales forecasts for all projects you're assigned to that have been registered as confirmed sales.
- Aim to avoid contractual disputes. If a dispute does arise, escalate in a timely manner and provide advice on contractual claims.
- Maintain thorough dispute records at all times.
- Close out all client and subcontractor final accounts in a timely manner and provide information for a financial close out to the business when the pre-requisite information has been completed.
The Successful Quantity Surveyor:
- In-depth knowledge of the design & build process, ideally with commercial interior fit-out and refurbishment.
- Experience in the majority of the above roles & responsibilities.
- Degree qualified or NVQ, BTEC or Higher National equivalent.
- 3 to 5 years full time experience in a surveying role with a leading reputable main / principal contractor.
- Good knowledge and understanding of Word and Excel packages.
- Good verbal and written communication skills.
