My client is a well-known Global Private Equity business with a Real Estate Fund. They are recruiting for a Portfolio Manager to join the small, busy team.
We are looking for a Real Estate Portfolio Manager to join our Credit Investment team. The primary focus is hands-on portfolio and loan-by-loan monitoring of its real estate bridge, development, PBSA, care, CRE and term deals, working at pace through the book, assessing key risk items, prioritising issues, proposing solutions and including site visits, and verifying due diligence with our origination platforms. The successful candidate will also contribute to deal evaluation, underwriting and execution, working closely with internal teams and external partners, and will operate with a high degree of independence and attention to detail.
Responsibilities- Oversee compliance with loan covenants and obligations, addressing consents and amendments as needed.
- Lead loan-by-loan portfolio monitoring, working across the book to assess ongoing performance and surface issues early.
- Assess development loans against underwritten cash flows and assumed performance metrics and review deals to anticipate issues, cost overruns and delays.
- Conduct site visits and spot-check or verify due diligence with origination platforms.
- Manage in-life loan activities, including drawdowns, funds transfers, performance, borrower notices, and monitoring reports.
- Operate independently to assess loan performance and drive resolution of issues while liaising with internal teams and external monitoring surveyors and advisors.
- Address challenging situations and complicated deals such as covenant breaches, restructurings and workouts, providing solutions and negotiating with counterparts.
- Maintain cash flow models at loan and portfolio levels.
- Build and maintain relationships with borrowers and funding partners.
- Evaluate real estate loan opportunities across multiple jurisdictions, focusing on senior debt development schemes, bed-led schemes, PBSA, care and CRE opportunities.
- Assist in deal execution, ensuring adherence to credit processes and deadlines.
- Coordinate due diligence processes with external stakeholders.
- Work with professionals (valuers, lawyers, project monitors) to gather and challenge advice, presenting key insights to decision-makers.
- Co-ordinate Know Your Customer (KYC) and credit checks on key stakeholders.
- Help shape risk appetite using market intelligence and live portfolio performance insights.
- Respond to investor queries before and after deal execution.
- Produce memoranda for the investment committee and/or investors on real estate portfolio performance.
- Prepare presentation materials for the investment committee/IR.
- Present real estate portfolio insights to investors with internal teams.
- Conduct detailed underwriting and assessments of new loans, reviewing due diligence packs and conducting independent research.
- Support the structuring and pricing of deals, including preparing heads of terms.
- Develop and update financial models and perform cash flow analysis.
- Draft comprehensive deal overviews and investment memorandums for credit committees and external stakeholders.
- Perform sensitivity analyses and summarise findings.
- Understand and evaluate real estate debt structures and key metrics such as IRR, loan-to-cost, loan-to-value and profit levels.
- Critically assess financial models, project documents and assumptions.
- Manage project workflows, coordinating internal and external teams to meet deadlines.
- Maintain deal trackers and implement process improvements.
- Produce analytical models for management, board reports and stakeholder requirements.
- Ensure rigorous document control and versioning.
- Experience in real estate credit and portfolio management with deep hands-on portfolio management expertise.
- Background at a bank or specialist lender preferred; broader property asset class exposure (CRE, student, operational assets) is a plus.
- Proven ability to operate independently, handle senior stakeholders and drive challenging situations to resolution.
- Strong understanding of financial models and investment metrics.
- Meticulous attention to detail and high accuracy.
- Strong problem-solving skills and a proactive approach.
- Effective communicator, both written and verbal.
- Highly organised with the ability to manage multiple priorities.
