My client is a well-known Global Private Equity business with a Real Estate Fund. They are recruiting for a Portfolio Manager to join the small, busy team.
We are looking for a Real Estate Portfolio Manager to join our Credit Investment team. The primary focus is hands-on portfolio and loan-by-loan monitoring of its real estate bridge, development, PBSA, care, CRE and term deals, working at pace through the book, assessing key risk items, prioritising issues, proposing solutions and including site visits, and verifying due diligence with our origination platforms. The successful candidate will also contribute to deal evaluation, underwriting and execution, working closely with internal teams and external partners, and will operate with a high degree of independence and attention to detail.
Responsibilities- Portfolio Management & Loan Monitoring
- Oversee compliance with loan covenants and obligations, addressing consents and amendments as needed.
- Lead loan-by-loan portfolio monitoring, working across the book to assess ongoing performance and surface issues early.
- Assessing development loans against underwritten cashflows and assumed performance metrics. Reviewing deals to anticipate issues, cost overruns and/or delays.
- Conduct site visits and spot-check / verify due diligence with origination platforms.
- In-life management of loans, including drawdowns, funds transfers, performance, borrower notices, and monitoring reports.
- Operate independently to assess the performance of loans within the book and drive resolution of issues and has experience of working with internal teams and external monitoring surveyors and advisors on deals.
- Work out challenging situations and complicated deals, including covenant breaches, restructurings and workouts. Can provide solutions to potential issues and is able to negotiate solutions with our counterparts with assistance from existing team.
- Maintain cashflow models at loan and portfolio levels.
- Build and maintain relationships with borrowers and funding partners.
- Credit Underwriting
- Evaluate real estate loan opportunities across multiple jurisdictions, with a focus on senior debt development schemes, bed led schemes, PBSA, care, and CRE opportunities.
- Assist in deal execution, ensuring adherence to credit processes and deadlines.
- Coordinate due diligence processes with external stakeholders.
- Work with professionals (e.g. valuers, lawyers, project monitors) to gather and challenge advice, presenting key insights to decision-makers.
- Co-ordinate Know Your Customer (KYC) and credit checks on key stakeholders.
- Help shape risk appetite using market intelligence and live portfolio performance insights.
- Respond to investor queries pre- and post-deal execution.
- Portfolio Reporting
- Produce memoranda for investment committee and/or investors on the Real Estate portfolio performance.
- Collate portfolio information for periodic IR reporting.
- Prepare presentation materials for IC/IR.
- Work with internal teams to present Real Estate portfolio insights to investors.
- New Business
- Conduct detailed underwriting / assessments of new loans, reviewing due diligence packs and conducting independent research.
- Support the structuring and pricing of deals, including preparing heads of terms.
- Develop and update financial models and perform cashflow analysis.
- Draft comprehensive deal overviews and investment memorandums for credit committees and external stakeholders.
- Perform sensitivity analyses and summarise findings.
- Commercial Insight
- Understand and evaluate real estate debt structures and key metrics such as IRR, Loan to Cost, Loan To Value, and profit levels.
- Critically assess financial models, project documents, and assumptions.
- Workflow Management
- Manage project workflows, coordinating internal and external teams to meet deadlines.
- Maintain deal trackers and implement process improvements.
- Produce analytical models for management, board reports, and stakeholder requirements.
- Ensure rigorous document control and versioning.
- Experience in real estate credit and portfolio management, with deep hands-on portfolio management expertise.
- Background at a bank or specialist lender preferred; broader property asset class exposure (CRE, student, operational assets) is a plus.
- European real estate experience is desirable.
- Proven ability to operate independently, handle senior stakeholders, and drive challenging situations to resolution.
- Strong understanding of financial models and investment metrics.
- Meticulous attention to detail and high accuracy.
- Strong problem-solving skills and a proactive approach.
- Effective communicator, both written and verbal.
- Highly organised with the ability to manage multiple priorities.
