My client is a non-bank Real Estate Lender. They are a small team based in Kent who is recruiting for a Junior Portfolio Manager to join their successful team.
Overview
You will be conducting in-depth analysis, managing active loans, and ensuring that all lending activities align with the company’s risk management and performance objectives. This role offers hands-on experience in all aspects of property finance and development, with the potential for growth and additional responsibility and business winning.
Responsibilities
- Sourcing New Lending Opportunities: Identify new lending leads through planning approvals, online research, LinkedIn, and other channels. Conduct preliminary research to verify project viability and borrower suitability.
- Development Appraisals and Credit Analysis: Prepare initial development appraisals, ensuring that borrower assumptions align with industry standards. Assist in drafting credit approval documentation and recommending loan terms for management review and sign-off. Perform in-depth analysis of comparable sales data (Rightmove, Searchland, Land Registry) to verify project assumptions. Conduct background checks on borrowers, assessing potential risks such as bankruptcy, current portfolio exposure, and historical lender relationships. Financial modelling and security analysis.
- Loan Onboarding: Progress loans from Heads of Terms through to completion, coordinating with solicitors, valuers, monitoring surveyors and Brokers to push deals over the line. Negotiate drawdown templates with borrowers to establish clear terms from the outset.
- Active Loan Management: Develop and maintain a loan tracker to monitor key metrics, including drawn amounts, accrued interest, fees, and leverage ratios. Manage a risk matrix for live loans, tracking build progress, planning conditions, sales status, and potential loan extensions. Conduct on-site monitoring for smaller or local projects, ensuring project milestones are being met. Review and analyse project monitoring reports to provide internal insights and updates.
What you will Bring:
- Experience in Property Construction or Finance would be advantageous, but not essential.
- Driving licence and access to own vehicle.
- Excellent communication and interpersonal skills, with the ability to build effective relationships with stakeholders.
- Ability to work in a fast-paced, dynamic environment.
- Basic proficiency in Excel.
- Strong numeracy skills.
- Excellent organisational abilities with high attention to detail to manage multiple projects simultaneously.
- Works well within a team and contributes to a positive work environment.
- Confident in presenting information clearly and effectively to internal and external stakeholders.
- Friendly, confident, and able to build relationships with potential borrowers and industry professionals, able to network and ‘open doors’.
