As a Property Management Professional, you will be responsible for managing a large and complex portfolio of approximately 2,000 commercial properties across a geographical region in the UK, delivering BT’s property strategy through your work. This portfolio includes buildings of varying sizes and types, comprising properties solely occupied by BT as well as those leased to third-party tenants. Working closely with the Regional Property Asset Manager, you will support the effective management of BT’s estate including controlling occupational costs, maximising income, and generating commercial value through creative property solutions such as acquisitions, disposals, lettings, lease event negotiations, lease restructuring, and dilapidations. The role requires solid experience in commercial property management, supported by an understanding of property market dynamics and knowledge of commercial lease management.
What you’ll be doing
- Responsible for all property management activities for a designated regional portfolio of around 2,000 properties, spanning multiple asset types and jurisdictions.
- Oversee and optimise occupational costs (including rent, service charges, and insurance) across the allocated region, ensuring robust financial control and value for BT.
- Maintain accurate property and lease data, acting as the custodian for all records within your region.
- Serve as the primary point of contact for all Real Estate matters, proactively engaging with colleagues across Property & Facilities Services to deliver seamless support.
- Handle lease events such as new lettings, renewals, and rent reviews for properties with rental values up to approximately £50k per annum, including preparing and presenting cases to the Property Operating Board for approval.
- Oversee BT’s appointed managing agent, ensuring effective sub-tenant management, lease compliance, and resolution of issues including debt recovery.
- Build and nurture strong relationships with a network of Real Estate advisors, driving performance and securing best value for BT in all services provided.
You’ll have the following skills and experience
- Experience of commercial Property Management.
- Experience managing and optimising occupational costs, delivering cost efficiencies and value for the organisation.
- Strong commercial acumen with the ability to manage budgets, control costs, and negotiate effectively.
- Analytical and detail-oriented, with the ability to maintain accurate property and lease data and use insights to inform decisions.
- Confident communicator and influencer, able to build strong relationships with internal stakeholders, external advisors, and managing agents.
- Understanding of landlord and tenant legislation, property law, and health and safety compliance.
- Proactive and organised, capable of managing competing priorities and delivering results in a fast-paced environment.
- IT literate, with proficiency in property management systems and Microsoft Office tools.
