BRS Cleaning Contractors is a specialist after-builders construction cleaning business with a strong reputation across the UK construction sector. Since its founding in 2013, we have grown rapidly, working with Tier 1 contractors and delivering high-quality handover cleaning services across a wide spectrum of project types — from residential and commercial developments to large public buildings. We are ISO 9001 certified, operate to high quality and health & safety standards, and place sustainability at the core of our operations.

As we continue to expand, we are seeking a highly motivated, strategic, and results-driven Sales Manager to take full ownership of our commercial growth and pipeline development.

Role Overview & Purpose

As Sales Manager, you will be responsible for leading and executing BRS’s sales strategy across new and existing markets. This is a standalone role reporting directly to the Managing Director, with full responsibility and ownership of the sales function. You will act as the external face of BRS within the construction sector, developing relationships with contractors and developers, and converting opportunities into profitable, well-executed contracts. The successful candidate will be expected to take initiative, operate autonomously, and build a scalable sales function over time.

Key Responsibilities

  • Business Growth & Prospecting
    • Develop and execute a sales strategy aligned with BRS’s long-term growth objectives.
    • Identify, research, and target new clients including contractors, property developers, and facilities managers across the UK.
    • Build and maintain a robust pipeline of qualified opportunities.
    • Lead outreach initiatives including cold engagement, referrals, networking, and digital channels.
    • Qualify and prioritise opportunities based on strategic fit, margin, and risk.
  • Relationship Management & Client Retention
    • Build, nurture, and maintain long-term client relationships.
    • Act as the primary commercial point of contact for prospective and existing clients.
    • Identify cross-sell, upsell, and repeat business opportunities.
    • Work closely with delivery teams to ensure client satisfaction and high-quality project execution.
  • Tendering, Commercials & Delivery Alignment
    • Manage the full sales lifecycle: lead generation through to tendering, negotiation, and contract close.
    • Prepare and coordinate tender submissions, proposals, and commercial documentation.
    • Work with operations and estimating teams to ensure proposals are technically and commercially viable.
    • Leverage experience with preferred supplier lists and tender portals to access and secure opportunities.
  • Reporting, Forecasting & Strategy
    • Maintain CRM discipline and ensure accuracy of pipeline data.
    • Produce regular sales forecasts, reports, and performance dashboards.
    • Track key metrics including conversion rates, contract value, sales cycle length, margin, and client retention.
    • Provide market intelligence, competitor insight, and strategic input to senior leadership.
  • External Representation
    • Represent BRS at industry events, trade shows, and networking engagements.
    • Build and strengthen BRS’s presence within the UK construction sector.
    • Deliver presentations, client meetings, and commercial pitches with confidence and credibility.
    • Conduct regular site visits and client meetings across London and the broader UK.

What We’re Looking For: Skills & Experience

Essential

  • Proven experience (typically 5+ years) in sales or business development within construction, facilities management, cleaning, or a related B2B sector.
  • Existing network within the UK construction or property development sector.
  • Experience in specialist service sectors such as construction cleaning or facilities maintenance.
  • Understanding of health & safety standards, quality systems, and tender compliance.
  • Experience operating across multiple regions within the UK.
  • Strong track record of winning medium to large value contracts.
  • Experience managing full sales lifecycles: lead generation, tendering, negotiation, and closing.
  • Experience working with preferred supplier lists and tender portals.
  • Strong commercial acumen, including understanding of margin, risk, and contract structures.
  • Ability to build relationships with contractors, developers, and key stakeholders.
  • Excellent communication, presentation, and influencing skills.
  • Analytical mindset with the ability to interpret data and drive informed decisions.
  • Highly self-motivated, target-driven, and comfortable operating autonomously.
  • Proficiency with CRM systems.
  • Valid UK driving licence.

  • Direct reporting line to the Managing Director.
  • Opportunity to shape and build a scalable commercial function.
