Our housing and facilities management client is seeking an experienced Commercial Director to join their senior leadership team. This is a high-impact strategic role, responsible for shaping commercial strategy, driving sustainable growth and maximising performance across a diverse portfolio of service contracts. Working closely with the Executive team, you'll provide commercial leadership across the business.

A key focus of the role is leading the commercial management of client relationships, negotiating complex service contracts, and supporting the successful mobilisation and delivery of long-term contractual commitments. We're seeking a commercially focused leader with a proven track record gained from the contractor side of the housing, facilities management, property services or wider built environment sectors. The successful candidate will have extensive experience of negotiating, securing and managing contracts with public and private sector clients, supporting operational delivery while protecting commercial outcomes. Experience of PFI/PPP bid, mobilisation or operational contracts would be highly advantageous, together with strong exposure to the housing sector, including social or affordable housing.

Key Responsibilities
  • Develop and deliver the organisation's commercial strategy in line with business objectives.
  • Lead the commercial negotiation, mobilisation and ongoing management of major service contracts with clients, ensuring commercially robust and sustainable outcomes.
  • Provide commercial leadership across the lifecycle of contracts, supporting operational teams to maximise contract performance, profitability and customer satisfaction.
  • Lead commercial input into strategic bids, tenders, pricing, contract structuring and commercial modelling.
  • Support the resolution of complex contractual and commercial issues with clients, protecting the business's commercial position while maintaining strong client relationships.
  • Identify opportunities to improve contract performance, operational efficiency and value creation.
  • Support strategic projects, including business growth initiatives, acquisitions, integrations and wider transformation programmes.
  • Build strong relationships with Executive, operational, legal, finance and business development teams to deliver successful commercial outcomes.
Skills & Experience
  • Significant experience in a senior commercial leadership role within a contractor or outsourced services environment.
  • Demonstrable experience of negotiating complex service contracts with clients and providing commercial leadership throughout contract mobilisation and operational delivery.
  • Strong understanding of commercial contracting within facilities management, housing, property services.
  • Experience of PFI/PPP projects, whether during bidding, contract negotiation, mobilisation or operational delivery, would be highly desirable.
  • Good knowledge of the housing sector, particularly social or affordable housing, and the commercial drivers affecting housing providers.
  • Proven ability to influence Executive teams, Boards and senior client stakeholders.
  • Excellent commercial judgement, negotiation and strategic thinking skills.
  • Strong financial and analytical capability, with the ability to translate commercial insight into sound business decisions.
  • A track record of improving contract performance, managing commercial risk, supporting business growth and delivering sustainable profitability.
