Site Maintenance Engineer
Location: Vauxhall, London, SE11Purpose of Job To ensure all environmental conditions are maintained at all times with regard to critical building systems.
To carry out PPM tasks and reactive and breakdown works to all M&E systems within the site.
Engineers must be able to demonstrate relevant knowledge of Air conditioning, UPS, Generators, LV systems, which will include the ability to fault find using the production of graphical information and the utilisation of current alarm data.
Key Responsibilities Ensure that routine PPM is carried out to all Mechanical & Electrical plant in accordance with site task schedules and asset lists.
Ensure that reactive tasks throughout the building are completed and proactively highlight areas where improvements can be made.
These reactive calls also include concessionary stores and fabric-related items.
Ensure that subcontractors perform to meet the requirements of the contract.
Administer subcontractor work approvals and safe operation while repairs or services are carried out on site.
Operate a Permit to Work system in accordance with BGIS Quality, Health & Safety procedures and client requirements.
Ensure that plant faults and defects are swiftly remedied to maintain plant in serviceable order at all times.
Ensure that suitable spares are available to carry out both maintenance and reactive works.
Provide parts lists and estimated timescales for remedial works.
Ensure that all relevant paperwork is completed regarding reactive and breakdown works and passed without delay to the contract administrator.
Ensure that Method Statements and Risk Assessments are prepared and used for all tasks undertaken to ensure safe working practices at all times.
Develop a good working relationship with all members of BGIS staff, subcontractors and client representatives.
Ensure the provision of a safe and healthy working environment, including the wearing of uniform and PPE at all times.
Ensure the professional image of BGIS is presented to clients at all times.
Ensure that all plant rooms under the responsibility of BGIS are locked at all times and maintained in a clean and tidy condition.
Supervise and monitor subcontractor works while they are on site undertaking maintenance.
Ensure assigned tasks are actioned and completed as appropriate.
Ensure tasks are completed with the appropriate Health & Safety awareness and implementation.
Maintain awareness of and compliance with contractual KPIs and SLAs.
Ensure the Computer-Based Maintenance System (e. g.
Maximo) is kept up to date and that PPM and reactive tickets are closed out with accurate data captured.
Operate a Permit to Work system in accordance with BGIS Quality, Health & Safety procedures and client requirements (or approved client system).
Carry out any other tasks as directed by the Site Management Team.
Ensure the engineering team on site produces required near-miss reports, dynamic risk assessments and detailed records of site activities, challenging and escalating any non-compliance where necessary.
Proactively check the operation of the LOTO system in accordance with BGIS Quality, Health & Safety procedures and client requirements.
Oversee the building's environmental conditions using the BMS system and utilise it to maintain acceptable internal conditions.
